Office and workshop refits at Warwick Technology Park
Warwick Technology Park hosts companies including National Grid and IBM, and Tachbrook Park, Heathcote, Wedgnock Industrial Estate and the Warwick Gates business park add offices, workshops and warehouses. When a floor in any of them is refitted, the new finish shows the old base for what it is. Carpet tiles forgive small dips. LVT and sheet vinyl do not.
Flatness classes come from BS 8204, checked with a 2m straightedge: under it, a 3mm gap is the SR1 limit, 5mm the SR2 limit and 10mm the SR3 limit. SR1 is the class many thin sheet finishes demand, so the target is set by the flooring specification, not by how the floor looks.
Expect compound in the range of roughly 2mm to 10mm, although particular products are rated beyond that. On a Tachbrook Park or Heathcote unit, the old surface is cleaned before priming, and the primer depends on whether it is concrete, sand and cement, calcium sulphate or old adhesive. Getting the primer right matters as much as the compound itself. Quick drying compounds let the floor layers come in soon after, and a big office at Warwick Technology Park could be levelled in phases with part of it still working.
Warehouse slabs are a separate issue. A worn or dusty industrial slab may need concrete floor grinding or concrete floor repair first, and heavy duty floors fall under commercial screeding for business sites. Resin and polished concrete floors are not something K & B offers.
Thin levelling for Warwick townhouses and extensions
In the centre of Warwick, Georgian and older townhouses often cannot take a thicker floor. Doors, stairs and historic joinery fix the finished height, so the floor has to be made flat within a few millimetres. Thin levelling compound does that where the base is sound, and a bonded screed is the next step up where it is not.
Elsewhere, the usual problem is the join between house and extension. 28% of Warwick's homes were built between 1973 and 1999, and a new extension floor laid against one of those older floors rarely meets it perfectly. Compound can take out the step and the dips so the new finish runs through the doorway.
Know the limits. Levelling compound is only ever a skim. Laid heavy to disguise a failed Warwick floor, it will tend to crack and separate. A Warwick floor that sounds hollow, crumbles or sits well out of level needs new screed, generally sand and cement for Warwick floors. For just a few millimetres of build, latex screed is a thin alternative.
