Screeding Contractors in Warwick

Whether the house is in Emscote or on Myton Green, K & B Screeding can lay its new floor in Warwick in liquid, sand and cement, heated or anhydrite screed, or level the existing one for a fresh finish. The town's floors span a wide range of buildings. 40% of homes here were built in 2000 or later, on estates such as Chase Meadow and Myton Green, yet the centre is full of Georgian and older townhouses. The county town sits about 65.8 miles from our Slough base, and each Warwick job gets a fixed written figure before anyone starts.

From Warwick Gates to the centre: choosing a screed

Warwick grew in stages, and the stage a house belongs to says a lot about its floor.

Warwick Gates arrived in the late 1990s and Chase Meadow in the early 2010s, with Myton Green among the newest. The newer estates, Chase Meadow and Myton Green in particular, lend themselves to pumped liquid screed in Warwick when owners extend, often with pipes beneath it. How much screed goes over the pipes, and how the heating is brought up afterwards, is set out on the Warwick underfloor heating screed page. A developer specification that names a calcium sulphate grade belongs on our anhydrite flow screed page.

Emscote, Woodloes Park, The Cape and Packmores are older suburbs. Renovating an older house is more likely to involve an existing solid floor that needs digging out, plus small rooms and bathrooms, all of which suit a hand-laid sand and cement screed for Warwick renovations.

The Georgian and older townhouses in the centre need more care. Their structure is historic and finished floor heights often cannot change, so a bonded screed or a thin levelling layer is usually the answer instead of a deep new floor. Floor levelling in Warwick explains that route.

Census 2021 counted 36,673 people in the Warwick built-up area, which runs on into Leamington Spa and Whitnash as one continuous town. We cover all of it, including Bridge End, Cliff Hill, Emscote, Packmores and The Cape.

Access and timing on Warwick building projects

In a Warwick extension, the screed date follows the rest of the build. It goes in after the walls are plastered, the windows are in and any heating pipes are pressure tested, and before the joiner fits skirting and doors. Booked too early, the floor is left exposed to other trades; booked too late, the flooring fitter waits.

Then there is drying. Light foot traffic is usually fine within 24 to 48 hours on liquid screed, but a floor laid at 50mm needs weeks before most finishes, at about a day per millimetre for the first 40mm. Sand and cement is slower still. Plan the flooring date from the pour date, not the other way round.

Access is the other question. On newer estates the mixer can often sit on the drive. In older streets and the town centre, parking is tighter and the hose may need to run through the house, which we plan before the day. Many flats have been built in Warwick in the last decade, and for those the hose goes up the stairwell.

Business sites are a separate case. Tachbrook Park, Heathcote, Wedgnock Industrial Estate and Warwick Technology Park hold offices, workshops and warehouses, and work there falls under our commercial screeding service.

FAQs

Screeding in Warwick: your questions

Which screed suits a house extension in Warwick?

A broad kitchen extension on a Chase Meadow or Myton Green house usually suits pumped liquid screed, since it levels itself, needs few joints and sits happily over heating pipes. For a small extension with a shower room or an awkward shape, hand-laid sand and cement may fit better. The age of the main house matters too, because the new floor has to meet the old one.

Do you cover Leamington Spa and Whitnash as well as Warwick?

Yes. Warwick forms one continuous built-up area with Leamington Spa and Whitnash, and we cover all three, pricing each job from its own details. Postcodes here include CV34. Give us the Warwick, Leamington or Whitnash address, the rough floor size and the current surface, and within 24 hours you will hold a fixed figure on paper.

How far ahead should I book a floor screed in Warwick?

Book once you know when the walls will be plastered and any heating pipes tested, as the pour slots in after both. A few weeks' notice leaves time to agree access and parking, and to plan drying time before your flooring fitter arrives. Ring or message us and we phone back that day, with the written figure following within 24 hours.
