Flattening ageing concrete floors in Redditch new town homes
Semi-detached homes make up 32% of Redditch housing, so many floors that need levelling sit in ordinary family houses. In the new town districts, after four or five decades a concrete ground floor can have dips, ridges, old adhesive and patched areas that show straight through a thin finish.
To judge flatness, a 2m straightedge is laid on the floor and the gap beneath it measured. BS 8204 sets the limits: up to 3mm for SR1, 5mm for SR2 and 10mm for SR3. Thin sheet finishes often call for SR1, and large format tiles and LVT need a flat base too. Compound normally goes down between roughly 2mm and 10mm thick, enough to true up a floor that is solid but uneven.
On terraces that have gained a kitchen extension, the doorway between old and new floors often shows a small step or slope. Compound can feather that out across the doorway so the new floor covering runs through.
Preparation decides the result. The surface is cleaned, any loose material removed and the right primer applied for the base, whether that is screed, concrete or an existing floor. If only a few millimetres are needed over a solid base, a latex screed may be specified instead. Where the concrete itself is cracked or breaking up, screed repairs or a new sand and cement floor come first, because a deep pour of compound over a failed floor can crack and debond.
Refits at Washford, Park Farm and Ravensbank
Redditch was planned with its own employment areas, and between them they hold a lot of floor space. Ravensbank Business Park, within Moons Moat, has Amazon and DCS Group as occupiers. More units sit on Washford Industrial Estate, Park Farm North and South, Lakeside and Enfield, and shops in the Kingfisher Shopping Centre face the same question at each refit.
Strip out the carpet tiles or vinyl during a shop or office refit and the floor below is often too uneven for whatever new finish goes down next. Levelling compound brings it back to SR1 or SR2 quickly, and fast drying products keep the fit-out programme moving so other trades can follow.
Industrial floors are a different matter. An ageing warehouse slab with worn or damaged areas may need repair or grinding rather than compound, and our concrete floor grinding service covers that preparation. We do not lay resin or polished concrete, so if that is the finish you want, we can prepare the base for the specialist who will.
