Grinding unit floors at Birmingham Business Park and Monkspath
When carpet tiles or sheet vinyl come up in an office, a layer of tacky or brittle adhesive usually stays behind. New compound or adhesive will not bond reliably to it. A grinder fitted with diamond segments cuts that residue away along with the top skin of the slab, exposing clean concrete or screed.
The same machine takes down high spots, trowel marks and the ridges where two bays of a slab were poured at different heights. Painted floors in stores or plant rooms, and thin coatings that have started to peel, come off in the same way.
There is a limit worth knowing before you plan the programme. Grinding works on local high points. It cannot correct a floor that falls across the whole unit or has a broad dip in the middle, because it only removes material where the heads touch. In that case we grind the high spots, then pour compound to bring the rest up, as set out on our Solihull floor levelling page.
Shop fit-outs around Touchwood and Mell Square raise the same issues on a smaller scale, where a few square metres of old glue or a raised lip at a doorway can hold up the new flooring. For very large areas or thick coatings, shot blasting or scarifying may be quicker, and those methods sit under floor preparation. New screeds for a fit-out are handled through commercial screeding.
Dust control when grinding in Solihull homes
Concrete, screed and tiles all contain silica. Grinding them without control releases respirable crystalline silica, a fine dust that should never be breathed in. We grind only with extraction connected at the head, and we sheet off doorways and adjoining rooms so the rest of the house stays clean.
In a home, grinding usually follows a lifted floor covering or a building job. Only 11% of Solihull homes have been built since 2000, so most floors here are older, and a solid one may carry layers of carpet glue, bitumen adhesive or paint. An extension adds another case: where the new slab meets the original floor, a lip of a few millimetres can be ground down so the two surfaces line up before levelling.
Garages are the third. A painted or oil marked garage floor needs that coating taken off before a new screed or compound will grip, and the build-up for a converted garage is set out in our garage floor guide.
Grinding has to stop before the screed gets too thin, so we check depth first. Our grinders and diamonds are never sold or hired out, and resin and polished concrete finishes are outside our work. Nuneaton has its own concrete floor grinding page.
