Concrete Floor Grinding in Northampton

K & B's own team diamond grinds concrete and screed floors across Northampton, cutting back high spots, ridges, laitance, old adhesive and paint so the surface is clean and sound for compound, screed, new flooring or resin laid by others. Warehouses and factories on Northampton's estates regularly need floor grinding alongside heavy duty screeds and repairs, and Moulton Park and Round Spinney, in the east, were among the first areas the development corporation built up.

Industrial floors at Moulton Park and Round Spinney

After Northampton became a New Town in 1968, the development corporation's programme covered industrial estates as well as homes. An industrial slab that has been in use for decades can carry layers of line paint, sealer and patch repairs, and a new tenant or a new use usually starts with getting back to clean concrete.

Diamond grinding does that a thin layer at a time. The rotating heads shave off ridges between bays, raised patches, trowel marks and laitance, and strip adhesive, floor paint and thin coatings so the next layer can bond. That next layer might be a levelling compound under an office or showroom finish, a heavy duty commercial screed, or a resin system applied by a specialist. We prepare the floor; resin and polished concrete are not part of our work.

Grinding is the right tool for small to medium areas and for local defects. On a very large floor, or where coatings are thick, shot blasting or scarifying can strip it faster, and our floor preparation work includes those methods.

There is one thing grinding cannot do. A slab that sags between columns or falls across a whole bay is not made level by grinding it, because the heads cut the same amount wherever they pass. The fix is to grind the high spots and bring the low areas up with compound or screed, and we check existing screed depths first so nothing is ground thinner than its minimum. Cracked or broken concrete calls for concrete floor repair before any of this.

Garages and extension joins in Northampton houses

Grinding is just as useful at home. Detached houses are 23% of Northampton's homes, and a garage being turned into a room needs its slab ground free of oil, paint and any worn coating before it is insulated and screeded up to the hall. The full sequence is in our garage conversion floor guide.

Extensions are plentiful on the southern estates at Briar Hill, Camp Hill and the Hunsburys, and where a new slab meets an old floor a lip or ridge along the join is common. Grinding it down lets one finish run through. Floors stripped in a refit, with hard glue left behind from old vinyl or tiles, are ground back before smoothing with latex.

Indoors, dust is the main risk. Concrete, screed and tiles all contain silica, and grinding releases respirable crystalline silica dust. We grind only with dust extraction connected, seal off doorways and protect the route through the house.

Our grinders and diamond heads are not for sale or hire. They arrive with the people who run them, and the floor is handed over clean and ready for whoever lays the next layer.

FAQs

Concrete Floor Grinding in Northampton: your questions

Can you remove floor paint from a Northampton warehouse floor?

Yes. Diamond grinding takes off floor paint, line marking and thin coatings, leaving open concrete that the next layer can bond to. For a large area or a thick coating, shot blasting or scarifying can be quicker, and we will say which suits the floor. Either way, the surface is checked for soundness before anything new goes down.

Will grinding a concrete floor make it smooth enough for vinyl?

Not on its own. Grinding leaves a clean, sound and slightly roughened surface with the high spots removed, which is the right base for primer and compound, but it is not smooth enough for vinyl or LVT straight away. After grinding, a thin levelling coat gives the flat, smooth finish those floors need in a Northampton home or office.

Is concrete grinding safe to do in an occupied home?

With the right controls, yes. Grinding concrete makes silica dust that is harmful to breathe, so we only grind with extraction attached, sheet off the work area and keep people and pets out until it has been cleaned. In a Northampton house, the rest of the home can usually stay in use while one room is ground.
