Grinding factory floors on Finedon Road and Denington
A factory or warehouse slab that has been in use for decades rarely arrives clean. Aisle lines and floor paint, the remains of an old coating, glue left behind by an office's carpet tiles and raised patch repairs all build up on the surface. When a unit on Finedon Road, Denington or the Leyland Trading Estate changes use, those layers have to come off before anything new goes down, because a compound, a screed or a coating holds only as well as the surface beneath it.
Diamond grinding does that by cutting rather than scraping. Heads set with diamond segments spin against the floor and shave the top away a fraction at a time. General passes remove paint and thin coatings; concentrated passes along a joint take out the lip where one bay of the slab was finished higher than its neighbour. What is left is sound concrete with a light texture that primers soak into.
Grinding is preparation, and that is where our part ends. K & B does not lay resin or polished concrete, so if the new occupier wants either, we hand over a ground floor ready for the specialist. We also do not sell or hire grinders or diamond tooling.
Where the slab is cracked through or breaking up along its joints, grinding alone will not help: those areas need concrete floor repair first, and a stronger screed for forklift traffic may follow. On very large areas with thick coatings, shot blasting or scarifying can be quicker.
Extensions and garage conversions on Wellingborough's overspill estates
Back in the houses, grinding solves smaller problems. Owners on the Queensway, Hemmingwell and Kingsway estates add extensions and convert garages, and both leave a join between old concrete and new. If the new floor finishes a few millimetres proud of the original along that line, the lip is ground down so the two meet, and anything still uneven is then evened out with compound. Semi-detached homes make up 32% of Wellingborough's housing, and a rear extension on a semi typically creates exactly that kind of join.
A garage slab often carries oil stains, paint or a sealer. Before it is insulated and screeded, or before a new finish is bonded to it, those are ground off so nothing weak is trapped in the build-up. Lifting old carpet or vinyl in a living room can expose a crust of old adhesive that has to go before latex screed in Wellingborough or new tiles.
Two limits apply. Grinding takes off local high spots; it cannot correct a floor that slopes or sags across a whole room, which needs compound or a new screed. And it can remove only as much as a screed can afford to lose.
Dust is the other concern. Concrete and screed contain silica, so our machines run with extraction at all times and adjoining rooms are sheeted off.
