Preparing unit floors at Symmetry Park and Kettering Gateway
When a unit on the north side of Burton Latimer changes hands, or its offices are refitted, the floor seldom arrives ready for the next layer. There may be lips where one concrete bay meets another, trowel marks, the last tenant's floor paint, or glue left behind by carpet tiles. Any of those can stop a levelling compound, a new screed or a resin coating by another firm from bonding properly.
Diamond grinding removes them. The machine carries rotating heads set with industrial diamonds, and they shave the top of the slab away in thin passes. High spots come down, ridges are cut flush, and the weak, dusty skin on a newer slab, called laitance, is taken back to harder concrete below. What is left is an open, clean surface that primers and compounds can soak into and hold.
Around Symmetry Park, Kettering Gateway and long established sites such as Weetabix, Versalift, Alpro and Abbeyboard, floors have to be flat and hard wearing, and preparation is normally the first step towards that. Grinding suits offices, welfare blocks, showrooms and smaller sections of warehouse floor. Across a very large area, or where a thick coating must come off, shot blasting and other floor preparation can be quicker, and we will say which fits.
We are the contractor, not a tool supplier. Our crew brings and runs its own grinders, and we do not sell or hire machines or diamond tooling. Nor do we lay resin or polished concrete, so a grind ahead of a resin finish is carried out for the resin installer.
Burton Latimer extensions, garages and dust control
Grinding is not only for industrial units. In a Burton Latimer house it often follows a rear extension, where the new slab meets the old floor with a small lip across the doorway. Taking that lip down, then running compound across, gives one continuous floor. Garages being turned into rooms lose their oil stains and old floor paint before new layers go in. Some 19% of the town's homes were built between 1973 and 1999, and when carpet or vinyl comes up in houses of that age, the hard adhesive beneath can be ground off rather than left to react with new products.
The limits are clear. A grinder takes off local high points; it cannot correct a floor that falls or sags across the whole room. Then we grind the highs and level the floor with compound or lay a new screed. Cutting too deep into a screed can also leave it thinner than its minimum depth, so we measure before we start. If grinding exposes cracked or broken concrete, concrete floor repair comes before anything else.
Dust needs controlling. Silica is present in concrete, screed and tile, and grinding releases it as fine particles that harm the lungs. We grind only with extraction connected to the machine, and we seal doorways and cover nearby surfaces so the rest of the house or unit stays clean.
