Grinding floors for Oakham offices, shops and units
A grinder spins diamond segments against the floor and shaves the surface of the concrete or screed off a fraction at a time. It is controlled work. The operator can take down a ridge between two bays, a lip where one pour met another, or trowel marks left on an old slab, without disturbing the rest of the surface.
Commercial floors need this most when a unit changes hands. The King Centre in Barleythorpe is a serviced business centre for small firms, and the parish also has an Aldi supermarket. When an outgoing tenant leaves glued carpet tiles, a painted floor or a worn coating behind, grinding strips it back to sound concrete so the next finish has something to hold on to.
Grinding is also the step that lets a later layer work. Levelling compound, a new topping and flooring adhesive all fail on laitance, dust or old paint. Once the surface is open and clean, our Oakham floor levelling work or a bonded topping can follow without delay.
We are a contractor, so we bring our own machines and operators and carry out the job; grinders and diamond tooling are not sold or hired out. Resin and polished concrete are not part of what we lay either. Where a resin system is planned, we prepare the floor to the resin installer's requirements and hand it over clean, dust free and ready for them to start.
Garages, extensions and old adhesive in Oakham homes
Homes built between 2000 and 2014 make up 16% of Oakham's stock. When one of those houses gains an extension, the new slab rarely meets the old floor perfectly, and the join can leave a raised edge. Grinding takes that lip down so a single run of flooring crosses it without a bump.
Garages are a similar story. An old garage slab may carry oil stains, paint or a worn sealer, and grinding cleans it back before screed or compound goes on. Our garage floor guide explains the depths involved in a conversion.
Lifting old carpet or vinyl in an older house often leaves black adhesive or a mottled residue. Grinding removes it rather than leaving it to undermine the new floor.
There are limits. Grinding removes high spots, but it cannot correct a floor that slopes or sags across the whole room; that needs the high spots ground, then a compound or a new screed. Taking off too much could also thin a screed below the depth it needs, so we measure before and during the work.
Dust is the other concern. Silica is present in concrete, screed and tiles, and grinding releases it as fine respirable dust. We grind only with extraction connected to the machine, sheet off doorways and protect the rooms next to the work.
