Levelling Oakham floors before new flooring
Any hollow under a thin covering will show through it. Sheet vinyl and LVT in particular need a flat, smooth base, and SR1 is the class many thin sheet finishes demand, meaning no more than 3mm deviation under a 2m straightedge. The looser classes are SR2 at 5mm and SR3 at 10mm.
Homes from the years 1945 to 1972 account for 25% of Oakham's stock. Floors of that age have often been patched, had walls removed or pipes run through them, and the surface can be uneven even though the slab underneath is sound. A self levelling compound flows across the room and gives a smooth base in a single day.
Trouble often shows at the step between the original house and its extension. The two floors are rarely exactly the same height, and a feathered compound across the join, with the right primer on each side, gives one continuous level surface.
Preparation decides the result. Old adhesive, paint and loose screed have to be removed first, sometimes by grinding. That stripping work is part of our floor preparation. A primer suited to the base goes on next, whether that base is concrete, calcium sulphate or sand and cement, and only then the compound.
Sanding timber floorboards is not something we offer. Levelling here means compound over solid bases, and on some boarded floors where the product allows it.
Shop and office refits at The King Centre
Commercial refits run to tight dates. When a tenant moves out of an office or shop, the new occupier wants carpet tiles or vinyl down quickly, and fast drying products keep the programme moving, with timings set by each product's data sheet.
The King Centre in Barleythorpe, opened in 2017 in a former EEF training building, holds around 30 small firms. A change of tenant in a unit like these can reveal a floor with old adhesive, uneven joins or damaged patches. The parish also has shops, including an Aldi supermarket, and small workshop units, which need level floors ready for their finish without long delays.
Compound has limits. Thick compound laid where a new screed was really needed can crack and come away. If a floor dips by much more than around 10mm, or the screed underneath is loose or hollow, screed repairs or a new screed are the honest answer.
Before pricing, we check the base for hollow spots and loose patches, because compound only performs on a sound, primed surface.
