Where pumped screed suits Oakham homes
Liquid screed earns its place on bigger, simpler floors. It flows out of the hose, finds its own level so a large extension or an open-plan ground floor is done in hours rather than days. Hitting SR1 or SR2 is straightforward with a liquid pour, which is what tile, LVT and engineered board fitters want to see.
Oakham has a good share of newer houses. Homes built since 2015 make up 15% of the stock, and new estates are still going up in Barleythorpe as the town expands. Houses of that age normally have a floor build-up with insulation already in place, so an extension floor can often be poured to meet the existing finished level without much fuss.
Semi-detached houses, 26% of homes in Oakham, are another good fit when the whole back of the house is opened into one room. A single pour across the kitchen, dining and family area avoids the joints and patching of several smaller sections.
Depth depends on use. For a house floor laid over insulation, liquid screed goes down from about 35mm. Heating pipes need a minimum 25mm blanket above them, so a heated floor normally finishes somewhere between 45 and 50mm. The arithmetic is set out in how thick screed should be.
It will not suit every Oakham room, though. Very small rooms or floors that need falls to a drain are usually better laid by hand.
Getting the pump to your Oakham floor
Pour day relies on the pump and mixer truck parking near enough that the hose stretches to your room. On a driveway at a detached house that is straightforward. On a narrow street or a plot with no off-road space it takes more arranging, so let us know about yellow lines, narrow passages or steps before the pour day.
Upper floors can be pumped too, so a first floor flat or a loft conversion does not rule liquid screed out, as long as the hose route through the building is clear and protected.
Have the room prepared before pour day. Doors and windows should be in, the edge strip fixed around the walls, and the membrane or insulation laid tight with taped joints so the screed cannot float or leak underneath. We look over that build-up when we arrive, and we can bring membranes if you have none.
Each of the first 40 millimetres needs roughly a day, and the rest dry slower, which leaves a 50mm floor several weeks short of most coverings. For a side by side view of speed and cost, read liquid versus sand and cement. Our screed pumping service explains how the pump side of the pour is run.
