Screeding Contractors in Oakham

In Oakham, out in the Vale of Catmose, K & B pours liquid and anhydrite screed, compacts sand and cement by hand, screeds over heating pipes and flattens tired floors for new coverings. The fact that shapes the choice here is the split between old and new: older houses on streets near the Market Place are more likely to have solid floors with no membrane, while Barleythorpe to the north west is still gaining new estates. Oakham sits about 79 miles from our Slough base. Whatever we quote is fixed in writing and does not move once the job starts.

Which screed fits which part of Oakham

Census 2021 counted 12,159 people in the Oakham built-up area, and 41% of homes there are detached. Detached houses usually have the garden space for a bigger extension, and that changes the choice of floor more than anything else.

When that extra space becomes one long open-plan kitchen or a garden room, a pumped liquid floor usually suits it. It levels itself across a large area in one visit and wraps closely around heating pipes. Put heating pipes in that room and two things want thinking about early: how much screed sits over them and how gently the first warm-up goes. Our page on screeding over heated floors explains both.

The older streets close to the Market Place, such as Dean's Street, Church Street and Northgate, are a different job. Those older houses have a higher chance of a solid ground floor laid straight down without any damp proof membrane. Once one of them gives up, the fix is to excavate it and start again with insulation, then a membrane, then a hand-laid sand and cement screed, which is easy to work into small rooms with out-of-true walls.

Barleythorpe, where the town has grown most, has modern build-ups that call for matching rather than rebuilding. Where the architect has specified one calcium sulphate grade or another, our Oakham anhydrite page sets out what that means for the pour.

A floor that is sound but out of level may need nothing more than a thin levelling compound, laid from about 2mm, rather than a new screed.

Planning a pour around an Oakham build

Screeding lands halfway through a build, so it relies on whoever works before us and whoever follows. The room has to be weathertight first: roofed, glazed, with external doors hung and the wet plastering done. We do not fit heating pipes, so your installer has to lay them and pressure test them before we come.

Once the screed is down, drying time decides when the kitchen fitter and the floor layer can start. A thicker traditional screed takes longer than a liquid one, so choose the screed before fixing those dates, not after. As a guide, a 40mm screed needs about 40 days to dry, and a thicker one longer still.

Access matters on the day. A pumped pour needs the mixer parked within a hose run of the door, which is easy on a private driveway and harder where the street is narrow or parking is restricted. When you send the enquiry, mention parking, any shared passage and any steps up to the door.

Offices and workshop units need a different plan again. The King Centre in Barleythorpe houses around 30 small firms in a former training building, and a tenant change often needs a level floor ready for carpet or vinyl without long delays.

FAQs

Screeding in Oakham: your questions

Who lays floor screed in Oakham?

K & B Screeding covers Oakham, which is about 79 miles from our Slough base. We lay liquid and sand and cement screeds, screeds over underfloor heating, calcium sulphate flow screeds and levelling compounds. Email us the room measurements, a depth if you know it and a handful of photos, and within 24 hours you will have a fixed price from us in writing.

Can new screed be matched to an older Oakham house floor?

Yes, though the existing floor in the house needs checking before anything is matched to it. A solid floor in an older house may have no membrane, so the join between the extension and the house needs a damp proof detail as well as a level match. Where the old floor is sound but uneven, a levelling compound can bring both rooms to one flat surface.

Do you screed commercial units in Oakham as well as homes?

Yes. Serviced offices, shops and small workshop units all need floors that are level and dry enough for their finish. For larger floors, wearing screeds and fit-out programmes, see our commercial screeding work. We price each unit on its own, with the finish, loading and opening date taken into account.
