Corby New Town homes and the floors they need
Census 2021 counted 68,164 people in the Corby built-up area. Behind that number is a housing stock shaped by one period: 40% of homes were built between 1945 and 1972, when William Holford's New Town plan was being filled in with semis and terraces set among roads, open space and woodland.
On those New Town estates the typical jobs are practical ones. A kitchen extension goes on the back. A porch or garage is converted. An original floor that is simply worn out is renewed. Converting a garage usually means building the floor up to house level, and a hand-laid sand and cement screed in Corby is well suited to that small, enclosed space.
Uneven original slabs are common on the older estates, and many need attention before new flooring. If an original New Town slab is solid but wavy, a pour of smoothing compound ahead of new flooring could be all the work it takes. Where it is badly out, a levelling screed is the better fix.
The newer side of town looks different. Oakley Vale mixes small apartments with five and six bedroom houses, and newer homes there and at Priors Hall commonly use flowing screed over underfloor heating. Owners there should read our page on screed over heating pipes, and anyone whose drawings list a CA grade should look at calcium sulphate screed in Corby.
Our work takes in every part of Corby, among them Corby Old Village, Great Oakley, Kingswood, Lodge Park, Beanfield, Danesholme and Little Stanion.

Screeding services in Corby
- Liquid ScreedNewer homes at Priors Hall and Oakley Vale commonly use liquid screed, and Corby kitchen extensions suit it too. Pumped and level.
- Sand and Cement ScreedGarage and porch conversions on Corby's 1950s and 1960s estates need floors raised and renewed. We hand-lay sand and cement.
- Underfloor Heating ScreedNewer Corby homes at Priors Hall and Oakley Vale run underfloor heating in flow screed. We lay it to full pipe cover with a heat-up plan.
- Anhydrite & Flow ScreedCorby apartment blocks and new plots may specify anhydrite screed. We pour the named CA grade, sand off laitance and test it.
- Floor LevellingUneven original slabs on Corby's older estates rarely suit LVT or big tiles as laid. Floor levelling fixes that, or we advise a new screed.
- Latex ScreedOld tiles and worn slabs turn up when Corby New Town semis are refitted. A few mm of latex screed readies them for vinyl.
- Concrete Floor GrindingConcrete floor grinding for factory floors on Corby's northern industrial estates, back to sound concrete with dust extraction.
We also offer fibre reinforced screed, quick drying screed, high strength screed, bonded screed, floor preparation, screed repairs, concrete floor repair, screed pumping, insulation & membranes, commercial screeding and residential screeding in Corby.
Pour dates, parking and access across Corby
Holford planned Corby around the car, but that does not mean there is room for a mixer and pump outside every house. Parking bays, shared paths and cul-de-sac turning heads all need checking. A photo of the front of the property sent with the enquiry saves guesswork.
Timing is about sequence. The screed goes in after the shell is weathertight and wet plastering is finished, and before kitchens, doors and skirting. If heating pipes are part of the job, the heating installer must lay and pressure test them first, because K & B lays the screed but not the pipes. Then the floor needs time: one day for each millimetre up to 40mm deep, and longer again for anything thicker. Book the flooring fitter against a moisture test rather than a calendar date.
Commercial work is concentrated on the purpose-built estates at the edge of town, including the northern industrial estates where Corby Power Station stands and Weetabix has production. Warehouse and factory floors there suit high strength and fibre reinforced screeds, shot blasting and concrete repair, all of which sit under commercial screeding.
