Matching a screed to each kind of Desborough home
Census 2021 recorded 11,899 people in the Desborough built-up area, and the housing they live in leans heavily towards the family house. Detached homes make up 42% of the stock, semis most of the rest, with terraces and a small number of flats making up the balance. That mix decides which screed we put forward.
Estates such as Desbeau Park, built on the former Co-operative sports ground, are typical of the town. Where a house already has an insulated ground floor, it can take a flowing screed, and for a whole floor or a large open kitchen, a pumped liquid screed goes down in a day and gives a flat base quickly. If the owners are adding wet heating to an extension, the choice of depth and material is set out on our underfloor heating screed page for Desborough.
Older houses tell a different story. A solid ground floor laid generations ago may have cracked, sunk or lost what damp protection it had. Digging that out and rebuilding it is work for a hand-laid sand and cement floor, which copes with small rooms, chimney breasts and fixed threshold heights without a pump outside.
Not every Desborough floor has to be screeded again. Where the base is sound but uneven, a thin self levelling compound is enough before LVT or tiles go down, and our Desborough floor levelling service explains when that works and when it does not.

Fitting the pour into a Desborough build programme
Screed is a middle trade. It follows the builder and the plasterer and comes before the kitchen fitter, the tiler and the flooring contractor, so its date depends on what is finished around it. We want the house closed in by pour day: glazing and outside doors fitted, the plasterer's wet work finished, and the installer's pressure test on any heating pipes already done. The insulation boards, membrane and perimeter strip all have to be down first, and if you are unsure about any of them we can look over what is there or bring them ourselves.
Access matters too. For pumped screed, the mixer has to stand close to a doorway so its hose can snake through the house to the room being poured. If the lorry can pull onto your own driveway, the job is straightforward. On a street without off-road parking, tell us about the kerb, any yellow lines and whether a neighbour shares the access, so the pump can be placed legally and safely on the day.
After the pour comes the part people underestimate: drying. A floor that can be walked on in a day or two may still be weeks away from taking wood or LVT. Our guide to screed drying times sets out the rules of thumb, and a hygrometer test settles the question before the flooring goes down. Build that wait into the programme from the start, and the finish trades will not be left standing.
