Kettering's housing, street by street, and its screeds
Census 2021 counted 63,149 people in the Kettering built-up area. Semi-detached houses are the largest group at 35% of homes, but the age of a house tells you more about its floor.
The boot and shoe trade left two kinds of Victorian and Edwardian housing. Factory owners built large homes along the Headlands and Rockingham Road, while workers lived in terraced streets nearby. In the terraces off the town centre, the classic job is an old solid floor or rotten timber replaced with a membrane, insulation and a new screed, which is work for a hand-laid sand and cement screed in Kettering. The bigger period houses around the Headlands bring larger extensions and kitchen projects instead.
Post-war and later semis across the town are where garage conversions and rear extensions happen. A wide, open kitchen extension suits a pumped liquid screed, especially when heating is going in.
At the other end of the scale, Hanwood Park at Barton Point is a new neighbourhood with its own secondary school, and its homes are mostly specified with flowing screed and underfloor heating. That calls for the right calcium sulphate grade and careful screed over heating pipes.
Barton Seagrave, taken into the urban district in 1935, has spread towards Wicksteed Park with newer housing, and Ise Lodge is another established residential area. We cover those, Wadcroft, Little Cransley and the rest of the town.

Kettering Business Park and larger floor areas
Kettering is a service and distribution centre as well as a market town. Kettering Business Park, developed by Buccleuch Property on the A43 and A6003 on the north side of town, combines offices, a hotel and large distribution warehouses. Buildings of that scale need flat, durable floors, and high strength screeds, repairs and grinding are the services that apply to them.
Office refits are a separate case. When a floor is changing from carpet to LVT or vinyl, the base underneath often needs levelling to SR1 or SR2 before the new finish will lie flat.
Whatever the building, timing follows the same discipline. The screed comes after the structure is weathertight and before the finish trades, so booking it early protects the drying period that follows. On a pumped job, the mixer needs somewhere to stand within a hose run of the entrance, so mention loading bays, gatehouse hours or parking restrictions when you ask for a price.
At home the same thinking applies on a smaller scale: windows in, wet plastering done, heating pipes tested, then the pour, then the wait.
Resin systems, polished concrete and power floated structural slabs are outside our trade. For a warehouse needing any of those, a specialist contractor is the right call.
