Which screed fits which Raunds house
Census 2021 recorded 10,231 people in the Raunds built-up area. Semis make up 39% of homes, and most of the rest are detached or terraced houses, so the typical job is a family house rather than a flat. What varies is the age of that house.
The old town clusters around Church Street, Manor Street and Thorpe Street. In the old centre, a solid floor that has gone tired is normally dug out and rebuilt from the bottom up: insulation first, then a membrane, then a hand-laid sand and cement screed for older floors. It copes with small rooms, steps and wet areas better than a pumped product.
Later houses across the town are common candidates for extensions. Put a kitchen or garden room on the back of one and you get a broad, open floor, the kind pumped liquid screed in Raunds handles well, because it finds its own level and takes foot traffic after 24 to 48 hours. Heating pipes in that new room raise two extra questions, how much screed sits over them and how the first warm-up is run, and our underfloor heating screed page answers both.
Building continues at small schemes such as Amber Fields, with three and four bedroom homes at Clay Pit Close. Where a new build specification names a calcium sulphate flow screed and a grade, that is a separate material question. Where a floor is sound but only uneven, levelling compound before new flooring is often enough, and it costs far less than a new screed.

Planning the pour, from Thorpe Street to Warth Park
Fix the screed date by the trades either side of it. Hold the pour until the extension is sealed against rain, the wet plastering is finished and any heating pipes have passed a pressure test. After that comes drying time, and only then the tiles, LVT or timber, which is why the flooring fitter's date hangs off the screed date and not the reverse.
Access matters on the day. The mixer and pump stand outside, and the hose has to reach the door from wherever they park. Whether the house is in the old town near St Peter's Church or on a newer road, tell us about parking, shared passages or tight side access when you ask for a price, so the plan is settled before anyone arrives. Off-road parking on your own drive makes that easy.
Warth Park is another matter altogether. It is a logistics and business park of about 160 acres beside the A45, with distribution centres for Howdens Joinery, DPD, Airwair International and DSV, and three storey office blocks inside steel framed warehouses. Floors there need to be flat and hard wearing, existing slabs may need repair, and levelling often comes before racking or new finishes. Our commercial screeding service handles that scale of work.
