Self Levelling Screed and Floor Levelling in Raunds

In Raunds our self levelling compound work gets floors flat enough for engineered wood, LVT, vinyl and large tiles. Warth Park, a logistics and business park of about 160 acres by the A45, has office blocks and distribution floors that need flat, level surfaces before finishes or racking. In homes, the usual task is an uneven old solid floor or the join between a house and its extension.

Levelling floors for Warth Park fit-outs

Warth Park was developed by Roxhill beside the A45, with distribution centres for Howdens Joinery, DPD, Airwair International and DSV. Its steel framed warehouses include three storey office blocks with upper floors on metal decking. When an office is fitted out or a tenant changes, the floor usually needs preparing before carpet tiles, LVT or vinyl go down.

Thin finishes show every ripple. BS 8204 sets the flatness classes using a 2m straightedge: a 3mm gap is allowed for SR1, 5mm for SR2 and 10mm for SR3. Plenty of thin sheet flooring needs SR1. Levelling compound is how a floor that is close but not good enough is brought within that tolerance.

Typical compound depths run from around 2mm to about 10mm, and certain products go thicker. The base gets cleaned and then primed with a primer matched to it, whether that is concrete, cement screed, calcium sulphate or an old floor. Leave the primer out and the compound often lifts. Fast drying products keep the programme moving, so a fitted office can often be floored within days of levelling, and larger floors can be phased zone by zone so part of a building stays in use.

The warehouse floors themselves need different treatment. Where the slab itself is damaged, it needs repair before anything else. Our concrete floor repair service and concrete floor grinding cover that work, and we lay the levelling layer once the slab is sound.

Uneven floors in Raunds homes

At home, levelling is usually about one of two things. The first is an older solid floor in the centre of Raunds that has dipped or cracked over the years. If it is still sound and dry, a skim of compound gives a flat base for new flooring without digging it out.

The second is the line where an extension's floor meets the older house. Later houses in Raunds are common candidates for extensions, and the old floor and the new one rarely meet perfectly. Levelling compound laid across both takes out the step and the slope so a single run of LVT or engineered wood can cross the threshold.

There is a limit. Where the floor is hollow or loose, or wide areas would need more than about 10mm built up, a thick layer of compound used to mask it can crack and part company with the base. Then the fix that lasts is fresh screed, and we tell you that plainly when we visit. Thinner work can often use latex screed, which is typically laid a few millimetres thick.

FAQs

Floor Levelling in Raunds: your questions

Can I lay LVT straight onto an old floor in Raunds?

Only where the floor underneath is sound, dry and flat enough. LVT is thin and shows dips, ridges and old tile lines within weeks. Most makers want a surface close to SR1, which is no gap over 3mm under a 2m straightedge. Older floors rarely meet that without a skim of levelling compound first.

How thick can levelling compound be laid?

As a rule about 2mm to 10mm; a few products are designed for more. It is designed to correct small variations, not to rebuild a floor. Where a Raunds floor needs much more than that across a wide area, a screed is the right fix, because deep compound can crack and lose its bond.

Is levelling compound the same as screed?

No. It is a thin self smoothing layer, normally about 2mm to 10mm, poured over a sound base so new flooring has a flat surface. A screed is a thicker layer, from about 35mm for liquid and 65mm for sand and cement when floating, that forms the floor itself over insulation. In an older Raunds home, the condition of the existing floor decides which one it needs.
