Grinding slabs and office floors at Warth Park
A tenant change at Warth Park, the logistics park of about 160 acres that Roxhill developed beside the A45, can mean new finishes. Before levelling compound, a screed or new flooring goes down, whatever sits on the slab now has to come off.
Grinding does that: a machine fitted with diamond segments spins across the slab and shaves the surface off a fraction at a time. It takes down ridges and trowel marks, the lips where one pour bay meets the next, and the raised edges around old repairs. It also strips laitance, the weak skin left on the surface as concrete or screed cures, along with carpet tile adhesive, floor paint and thin sealers. What is left is clean, open concrete that primer and compound can grip.
In the three storey office blocks inside those steel framed warehouses, the upper floors are built on metal decking, and whatever was laid over that decking has a set depth. We check it before grinding, because every millimetre removed comes out of that depth, and a screed ground below its minimum loses strength.
Where a warehouse floor has been painted or given a thin coating, the grinder removes it cleanly. Thick coatings over large areas are often quicker to take off by shot blasting or scarifying, which our floor preparation service covers, and we say which method suits the floor.
We prepare the surface; we do not lay resin or polished concrete. If a resin contractor follows us, tell us the surface they need and we grind to it. For slabs that are cracked or broken, see concrete floor repair.
Garages, extensions and stripped floors in Raunds homes
Detached houses make up 37% of Raunds homes, and a garage turned into a room is a common project on houses with one. Garage slabs carry oil stains, paint and years of grime. Grinding takes the top off to clean concrete, so a membrane, compound or screed has something sound to hold. Our guide to garage floor screed follows the rest of the build-up.
Extending a later Raunds house means pouring a new slab against an old one, and the two seldom finish at exactly the same height, so a lip can form along the join. Grinding that line down is quicker and neater than raising the whole room to meet it.
Lift an old vinyl or carpet in an older Raunds home and the concrete beneath may be patched with adhesive. Grinding removes it, so the new finish, or a latex screed under thin flooring, is not laid onto a weak, contaminated layer.
Know the limit. Grinding flattens local bumps. It cannot correct a floor that slopes from one wall to another or dips across the middle of a room, and chasing that with a grinder only thins the floor. The answer then is to grind the high spots and bring the rest up with levelling compound, or with a new screed where the fall is large.
Dust is the hazard. Concrete, screed and tiles contain silica, and grinding them releases fine dust that can be breathed deep into the lungs. We grind only with extraction attached to the machine, and we sheet off neighbouring rooms.
