Unit refits at Eastern Industries and Gateway Peterborough
A unit that has been occupied for years seldom hands over a clean floor. Paint lines from an old racking layout, patches of worn coating, carpet tile glue and a dusty, weak top skin are all typical, and none of them makes a good base for compound, screed or a new covering.
Grinding deals with that. The grinder's diamond segments spin against the concrete and shave it down a fraction at a time. It removes ridges, trowel marks and the step where two bays of a slab were poured at slightly different heights, and it opens up the concrete so primer can soak in.
At Hampton, units on Cygnet Park and Kingston Park call for the same approach when a refit swaps one floor finish for another. The aim there is a clean surface ready for self levelling compound in Peterborough or for the flooring contractor to start.
Our part is preparation only. If a tenant wants a resin coating, the resin firm takes over once the floor is ground, because K & B does not lay resin or polished concrete. Nor do we sell or hire out grinders or diamond tooling: the machine arrives with our team and leaves with it.
On a very large floor, or under a thick coating, grinding may not be the quickest route. Shot blasting or scarifying can remove more in less time, and both come under our floor preparation work. Warehouse floors that need more than a clean surface may also need higher strength screed once the old finish is off.
Extensions, garages and old floors around Peterborough
In a house, grinding is usually a smaller, quicker job. Lift a carpet or sheet vinyl that has been down for twenty years and the slab underneath often carries a crust of old adhesive. Grinding takes it back to clean concrete so a new compound or covering will bond.
Extensions are another household use. Where a new slab meets the original floor, the two rarely finish at exactly the same height. If the difference is a small lip, grinding down the high edge can bring them together before the finish goes on. A garage being turned into a room may also carry paint or oil marks that need cutting back first.
Grinding has limits. It takes off local high spots, but a floor that falls or sags across several metres cannot be ground flat. There, the high spots are ground and the low areas are levelled or screeded. Over-grinding a screed is a risk too, as it can leave the layer thinner than it was designed to be.
Dust is the real hazard. Silica is present in concrete, screed and tiles, and grinding lifts it into the air as a dust fine enough to reach deep into the lungs. We only grind with extraction connected, sheet off doorways and keep neighbouring rooms closed.
