Screeding Contractors in Leicester

Leicester's floors are easiest to sort by era, and K & B Screeding lays the screed that suits each one: sand and cement, pumped liquid, underfloor heating screed and calcium sulphate flow screed, plus levelling before new flooring. Terraced houses make up 27% of the city's homes, so getting the pump and mixer close to the door on a narrow street is part of planning many pours. From our Slough base it is about 79 miles to Leicester, and the price we quote is fixed before anyone starts on site.

Victorian, post-war and new Leicester homes compared

Census 2021 counted 406,612 people in the Leicester built-up area, and their homes fall into a few broad groups that each point to a different floor.

The Victorian streets come first. Clarendon Park was built up through the 1880s and 1890s, and in houses of that age and in the city's other pre-1919 streets, a renovation often replaces a suspended timber floor or an unprotected solid floor with an insulated slab, a new damp proof membrane and a screed on top. On those older floors we would normally hand-lay sand and cement in period houses.

Braunstone expanded in the decades after 1945, and the post-war semis in and around it are where kitchen extensions and garage conversions come up. For the long, open floor of an extension, pumped liquid screed is the natural fit: it levels itself and takes foot traffic 24 to 48 hours later.

Beaumont Leys was laid out in the 1970s, and its larger modern homes are well suited to liquid screed over wet heating; our page on underfloor heating screed in Leicester explains the pipe cover and warm-up.

The newest change is along the western side of the city, where the Waterside Enterprise Zone plans around 2,000 new homes. New apartments like those planned there call for acoustic and quick drying screeds that let the next trade follow quickly, and a specification may name a calcium sulphate grade; our anhydrite flow screed page covers that material.

Terraced streets, pour timing and Frog Island mills

On Leicester's terraced streets the practical questions come before the technical ones. Where can the mixer lorry stop? Is there a rear alley, or does the hose have to go through the front door and down the hall? Are there resident permit bays or a bus route outside? Tell us all of that when you send the details, and the pour is planned around it.

Timing matters just as much. In the build order, the screed follows a weathertight shell and finished wet plastering, and comes ahead of the flooring, the kitchen and the joinery. Any heating pipes must be in and pressure tested. Drying then sets the pace for everything after it, so book the screed early and fit the other trades around its date.

The city's commercial buildings bring their own floors to think about. Frog Island was historically a district of large mills, and the industrial areas of Beaumont Leys include the main Walkers factory. Floors like these tend to need heavy duty screeds, repairs and concrete grinding. Waterside and the neighbouring Space City are planned around offices, research space and high tech manufacturing. Our commercial screeding service handles that scale of work.

FAQs

Screeding in Leicester: your questions

Which parts of Leicester does K & B cover?

The whole city, from Aylestone, Westcotes and Western Park to Evington, Humberstone, Knighton, Highfields and Spinney Hills. Postcodes here include LE1, LE2, LE3 and LE5. We do the preparation and the pour with our own people, and once we have your details a fixed price arrives in writing within 24 hours.

Roughly what does a screed cost for a Leicester renovation?

Going by published 2026 UK figures, a traditional sand and cement floor costs £18 to £25 per m² and liquid screed £24 to £31 per m². Digging out an old floor, insulation and membranes add to that. Floor area, depth and pump access move the figure, and every price we give is fixed in writing before work starts.

Should the screed go in before or after the kitchen in a Leicester extension?

Before. The floor is screeded once the extension is weathertight and plastered, then left to dry, and the kitchen and flooring go in afterwards. Fitting units first leaves unscreeded gaps and traps moisture. Put the drying weeks in the programme on day one.
