Getting the pipe cover right in Priors Hall homes
A heated floor only performs if the screed around the pipes is right. Air pockets under the pipes act as insulation. Too little cover over them leaves the surface weak and uneven in temperature, and too much slows the response.
The figures we work to are straightforward. Pumped screed has to sit 25mm or more above the top of each pipe, which brings the whole floor to roughly 45 to 50mm. Hand-laid screed wants closer to 45mm above them. Liquid screed flows under and around every pipe as it is pumped, which is why the newer houses at Priors Hall and Oakley Vale tend to use it, and why flowing screed in Corby is usually where a heated floor starts.
Ahead of pouring we inspect the boards, membrane and perimeter strip, or bring our own, and confirm the pipes are pressure tested and clipped firmly so they stay put under a flowing screed. The screed is then laid flat enough for tiles, LVT or engineered wood.
Retrofitting heating into a New Town semi or terrace is possible, but floor height is usually the limit. Adding insulation, pipes and screed on top of an existing slab raises the floor, and doors, stairs and thresholds may not allow it. Digging out the old floor to fit the new build-up is often the cleaner answer, and our insulation and membranes service covers the layers that go beneath the pipes.
Commissioning heated floors in Corby extensions
A new heated screed has to meet heat slowly. Nudge the thermostat up a few degrees at a time across several days, hold it there, then ease it back, and the floor dries out evenly. Rushing it risks cracking and curling.
When the heating can go on depends on the material. Calcium sulphate will normally accept gentle heat once 7 days have passed, and from then on the heating helps it dry. Hand-laid cement floors make you wait three weeks, 21 days at the least, before any heat goes in. The warm-up plan is written down for you, so everyone involved, from heating engineer and builder to whoever lives in the house, follows the same dates.
Kitchen extensions on the older estates are a natural place for a first heated floor, because the extension is built with its own insulated floor from scratch and can be matched in level to the house. If the join needs finishing before flooring, levelling the floor at the join is the next step. If the house is nearer Market Harborough, see heated floor screed in Market Harborough.
