Heated extensions and garden rooms in Oakham
A heated floor works only as well as the screed around its pipes. Too thin, and the floor can crack and heat unevenly. Air pockets around the pipes slow warm-up. That is why cover depth and full encapsulation matter more than the brand of screed.
Liquid screed has to sit 25mm or more above wet pipes, so expect a floor of 45 to 50mm or so overall. Sand and cement wants around 45mm above them, making for a thicker floor. Because the liquid mix wraps every pipe and leaves no air gaps, it tends to be picked for a big Oakham extension or garden room. The liquid screed page for Oakham covers pumping and access.
Newer housing raises a different question. In Oakham 31% of homes were built since 2000, and new estates are still going up in Barleythorpe. Where a newer house already has a heated ground floor, an extension should be designed so the new floor meets the old at the same finished level, with compatible heating zones.
Ahead of our visit, have the pipes clipped down and pressure tested, then make sure the insulation is butted tight and edge strip runs round every wall to give the screed room to expand when warm. We check these on the day and can supply the membrane and edge strip. The installation of the pipes and manifold stays with your heating engineer.
Retrofitting heated floors in older Oakham houses
Retrofitting a heated floor in an older Oakham house is trickier than building one into an extension, since there is rarely much height to play with. In the older houses along Northgate, Church Street or Dean's Street, the solid floor might need digging out entirely so that insulation, pipework and screed all fit beneath the door thresholds.
In those cases a liquid screed at the thinner end of its range saves depth. Where the room will be wet or a cement base is required, hand-laid sand and cement goes over the pipes instead, laid at a greater depth.
Commissioning is gradual. Calcium sulphate allows heat from around 7 days, starting on a low setting and creeping up gradually. Give sand and cement 21 days or more before any heat goes in. Rushing it risks cracking and debonding under tiles.
Before settling on a build-up for an older room, measure the height from the slab to the thresholds. Our thickness guide shows how insulation, pipes and screed add up within that space.
