Preparing unit floors at Interchange Park and Tongwell
When a unit at Interchange Park changes hands, the warehouse slab and the offices above it both carry the last tenant's choices. Downstairs there may be painted walkways, a coating worn through in the forklift lanes, or bolt holes and patches where racking stood. Upstairs, carpet tile adhesive may cover the office floor in a tacky film. None of that makes a good base for what comes next.
Grinding strips the surface back mechanically. Diamond segments on rotating heads cut away the top of the slab or screed in thin passes, removing paint, adhesive, thin coatings and the weak laitance on a screed, and taking down the lips where concrete bays meet. What remains is clean, sound and slightly open, so the primer for a levelling coat or a new finish can grip.
There are limits to what it should do. Grinding deals with local high spots, not a floor that slopes or sags across a whole bay. Lowering a large area to meet its lowest point would remove too much, and on a screed could take it below its minimum depth. In that situation we grind the highs and then level or rebuild: concrete floor repair or a stronger screed for loading areas, and levelling for office fit outs upstairs.
Where a thick coating covers a big warehouse, shot blasting or scarifying may suit better. We are a contractor doing the preparation ourselves. Our machines and tooling are not for sale or rent, and resin or polished concrete finishes are left to other firms.
Extensions and lifted floors in Newport Pagnell homes
In houses, grinding is usually a smaller, targeted job. A rear extension on a 1970s to 1990s semi adds a new slab beside the old floor, and the two seldom finish dead level. Grinding the high side of the join down by a few millimetres lets one floor finish run through the knocked-through room without a ridge.
Garage floors are another use. A garage slab being turned into a room often has oil, paint and a dusty, crumbling top, and grinding takes it back to sound concrete before the membrane and screed go on. Our guide to garage floor screed shows the layers that follow.
When old carpet or vinyl is lifted, the adhesive underneath can be thick, patchy or brittle. If it is not firmly bonded, any compound laid over it will fail along with it, so it is ground off.
All of this creates dust. The silica in concrete, screed and tiles becomes a fine respirable dust when ground, and it is harmful to breathe. Our grinders are always connected to extraction, doorways into lived-in rooms are sealed with sheeting, and we clean up as we go.
