Liquid screed for Grange Park and the Hunsburys
A pumped screed is at its most useful on wide floors, heated floors and new ground floors. Northampton has all three.
Grange Park, approved in 1998 for an initial thousand houses, is where homes suit a flowing screed over underfloor heating. Homes built since 2015 add a further 9% of the town's stock, and houses of that age are generally designed around an insulated floor that takes a pumped screed.
The development corporation estates in the south, at Briar Hill, Camp Hill and East and West Hunsbury, bring a large volume of extensions and conversions. Opening a back room into a new single-storey extension creates one wide kitchen and family floor, and liquid screed covers the lot in one pour. The result comes in at SR1 or SR2 flatness without much effort, and with so little shrinkage it needs a fraction of the joints a hand-laid floor would.
How deep it goes is set by what lies underneath. Floated on insulation in a house, it can go down at roughly 35mm, or roughly 40mm on a commercial floor. Heated floors such as those at Grange Park need 25mm or more over the pipes, so they normally finish at 45 to 50mm. You can choose a liquid screed with either a calcium sulphate or a cement binder. The calcium sulphate side, with its grades and laitance, has its own page on anhydrite flow screed in Northampton, and heated floors are covered under screed over underfloor heating.
Pumping into Northampton flats, terraces and upper floors
Flats account for 18% of Northampton's homes, counting blocks and conversions together, and many of the old shoe factories have been turned into flats or offices. Liquid screed suits these buildings because the hose can climb a staircase to an upper floor rather than the screed being carried up in buckets. The route through common areas has to be agreed and protected, and converted factory flats and newer apartments need their acoustic floor build-up confirmed before the pour.
Terraced streets are the other access challenge. On those streets our lorry and pump often end up parked on the carriageway, so mention any yellow lines, permit bays or tight corners when you get in touch. We pump across the town, from Parklands and Spring Park to the streets near the centre, and on any street the first question is where the mixer can stand.
Have the room ready before we pull up, with perimeter strip round each wall, tape over every membrane seam and a dam at each doorway to keep the screed in.
Walkable does not mean dry. You can step on it within a couple of days, yet nothing gets laid on top until a moisture test passes. For a comparison of speed, cost and suitability, read liquid versus sand and cement screed.
