Self Levelling Screed and Floor Levelling in Lutterworth

Self levelling compound is how we get Lutterworth floors in homes and commercial units ready for LVT, sheet vinyl, large format tiles or engineered wood. Semis account for 30% of homes in Lutterworth, and many get extended at the back. Where a rear extension meets the original floor, the join rarely finishes perfectly level, and compound is how that line is made good.

Extension joins and uneven floors in Lutterworth houses

On older estates such as Greenacres, rear extensions and kitchen knock-throughs mean a new floor that must line up exactly with the old one. When there is a small step or a ridge at the join, a thin layer of compound feathers it out so the new flooring runs through without a lip.

BS 8204 sets the flatness classes, measured under a 2m straightedge. Under it, a gap of up to 3mm meets SR1, up to 5mm meets SR2 and up to 10mm meets SR3. Many thin sheet finishes demand SR1, so a floor that has been fine under carpet may need levelling before vinyl or LVT.

A levelling pour is normally somewhere from about 2mm to around 10mm thick, though some products are designed for more depth. First we clean the surface and prime it with a product chosen for what lies underneath, because cement screed, concrete, calcium sulphate screed and old tiles each take a different primer.

The second typical case is an old solid floor. They often have dips and humps that carpet hid for years. If the floor is sound, compound deals with that.

If it is cracked, loose or damp, it is not. Pouring compound deep over a floor that is failing can leave it cracked and debonded, so then the answer is a new sand and cement floor or a screed repair. We will say which of the two you need.

Warehouse offices and fit-outs around Magna Park

Magna Park, on the old Bitteswell aerodrome west of the town, is a large warehousing and distribution park. Where a warehouse includes offices, welfare areas or a mezzanine, each fit-out or change of tenant can mean new floor coverings on an existing base. More employment land sits north of the town centre, east of Leicester Road, and the Local Plan allocates industrial land south of Lutterworth Road and Coventry Road.

A commercial levelling job starts with the old surface. Adhesive, paint and failed coverings are removed, and weak or dusty concrete is opened up mechanically so the primer and compound bond properly. Our floor grinding service handles that preparation.

Fast drying compounds let the next trade return quickly, and we agree the sequence with the fit-out contractor beforehand so the floor does not hold up the programme.

Warehouse floors themselves are a different matter. Where the slab needs repair, grinding or a high strength screed at fit-out, compound is not the answer, and we will point you to the right service. Shops and offices in Hinckley floor levelling are covered in the same way.

FAQs

Floor Levelling in Lutterworth: your questions

Can a Lutterworth floor be levelled and floored in the same week?

Often, yes. Fast drying compounds exist so the programme keeps moving, and a thin coat can take flooring long before a new screed could. How long it takes depends on the product, how deep it is and the conditions on site. First, though, the base has to be sound and primed. We will confirm the timings for your floor when we price it.

Why does my extension floor have a step where it meets the house?

The original floor and the extension were laid years apart, often to slightly different levels, and the old floor may have settled. A small difference can be feathered out with levelling compound. A larger step usually needs the new screed set to the right height, or part of the floor relaid.

What primer goes under levelling compound?

It depends on the base. Cement screed, concrete, calcium sulphate and old tiles all take different primers, and picking the wrong one can leave the compound unbonded. Before choosing the product, we look at the base and check what it is made of.
