Latex for refitted kitchens and bathrooms in Wickford
Many of Wickford's detached and semi-detached houses built between the 1960s and the 1990s are being given open plan kitchens, and once the old floor in a house like that is pulled up, the base is rarely clean. There may be ceramic tiles from an earlier refit, a vinyl adhesive film, or plywood an earlier owner screwed over the boards in an upstairs bathroom.
Latex screed suits those bases. The cement based powder is mixed with a latex liquid rather than with water. The latex helps the compound hold onto smooth or slightly flexible surfaces and lets it take a little movement without cracking. Spread a few millimetres thick, it hides tile grout lines, board joins and small hollows that would otherwise print through a thin floor.
The preparation decides whether it lasts.
Tiles must be firmly bonded. We tap them all, lift any that sound hollow, clean off grease and soap, and prime with a product made for tiles.
Plywood must be flooring grade and properly screwed. Latex is never spread over bare boards, which move too much.
Concrete with old adhesive can be covered where the residue is thin and well stuck. Thick or loose glue is taken off first, usually by grinding back to clean concrete.
We cover the whole town on this basis, from Shotgate to the Runwell side.
Checking Wickford floors before latex goes down
Latex only works on a base that is dry, rigid and close to level. Before we price, we check all three.
Dryness is the opening check. A ground floor in an older house may have no effective membrane, and latex cannot stop moisture coming up. A hygrometer reading tells us whether the slab is fit for a thin covering or needs sorting first.
Rigidity is next. An upstairs floor that still flexes after overboarding will crack the latex above the weak point, so loose boards and joists need fixing.
Level is the last check. Latex corrects a few millimetres. A garage being turned into a room, which usually sits well below the hallway, needs a full sand and cement screed for the conversion, not latex. A step where an extension meets the old floor is also usually beyond it, and our floor levelling page covers deeper compound.
New apartment floors are a separate case. Some may be poured in calcium sulphate, and if so its surface skin of laitance has to be sanded away and a primer suited to calcium sulphate put on before any latex.
The finishes that gain most are the thin ones: sheet vinyl, LVT, lino, rubber and slip resistant safety flooring for a bathroom or kitchen. Carpet benefits too. For a neighbouring town, the same work is on latex screed in Billericay.
