What latex screed can sit on in Nuneaton homes
Latex screed is the trade name for a two part compound. A cement based powder is blended with a latex liquid rather than plain water, and the polymer in that liquid gives the cured layer a little flexibility and a strong grip on the base. That is why it gets chosen over surfaces that an ordinary smoothing compound handles badly.
A Nuneaton kitchen or bathroom refit tends to uncover a patchwork. Lift the old vinyl and you may find quarry tiles in one corner, a concrete patch where a wall once stood, and a skin of hard black glue across the rest. Latex can go over all of those, provided each one is sound. Old quarry or ceramic tiles must be stuck down firmly, with none that ring hollow when tapped. Old adhesive has to be thin, hard and well bonded, not soft or flaking. Uneven older concrete needs to be clean and free of dust.
Timber is a separate case. Latex is never poured straight onto bare floorboards, because boards move with the seasons and a thin layer would split along every joint. The boards are screwed down and overboarded with flooring grade plywood, and the latex goes over the plywood instead.
Homes from the inter-war years form 13% of the town's stock, and houses of that age and older are the usual setting for these mixed floors. Each base gets its own primer before mixing starts, and a calcium sulphate screed is always primed once its laitance has been sanded off. Where the old tiles or glue have to come up instead, our floor preparation work is done first.
When latex is the wrong fix in Nuneaton
Spread this thin, latex takes on whatever the base is doing underneath. Three problems rule it out until they are dealt with.
Springy boards come first. If a timber floor bounces when you walk across it, no overlay will stop the movement; the joists or boards need fixing, then overboarding, before any compound goes down. Damp is the second. Latex does not hold back moisture rising through an old solid floor, and older terraces in the town often have solid floors laid without a membrane, so a damp reading comes before anything else. If it is high, the answer may be a membrane and a new screed rather than a skim.
The third is a floor that is badly out of level. Latex smooths and fills small hollows, but a room that drops several centimetres from one wall to the other needs a new screed, or a deeper levelling product chosen for the job. Our page on levelling compound for Nuneaton floors explains how flatness is measured and when a thicker pour makes sense.
Cracked or hollow patches in the concrete are cut out first under our screed repair work. If a raised lip of old concrete or a ridge of hard glue stands proud, grinding the slab back gives the latex an even start. For a refit about 3 miles away, there is also latex screed in Bedworth.
