Concrete Floor Grinding in Ashford, Kent

On Ashford's business parks and in its homes, our own team diamond grinds concrete and screed to cut away high spots, ridges between bays, laitance, glue, paint and thin coatings, always with dust extraction. What is left is firm, open concrete or screed that compound, a new screed, flooring or another firm's resin can bond to. Unit changeovers at Orbital Park, Eureka Science and Business Park and Waterbrook Park are the kind of job it suits.

Warehouse, studio and retail floors on Ashford's employment sites need high strength or fibre reinforced screeds laid to accurate levels, and they take a lot of wear. When a tenant moves out, the floor can show it: line marking paint, patches of carpet tile adhesive in the office area, glue from vinyl in a canteen, and lips of mortar where racking bases or partitions were fixed.

A new tenant's flooring cannot go on top of that. Paint and adhesive stop primers soaking in, and any ridge will show through a thin finish or rock a large tile. Grinding cuts those layers away with diamond segments in thin passes, back to firm concrete or screed, and takes down joint lips between the bays of a slab.

At a larger site such as Eureka Science and Business Park, or a retail unit at the Designer Outlet, the ground surface is handed straight on to the next stage. That might be a self levelling compound laid by us, a new topping under our commercial floor screeding, or resin laid by a specialist; resin and polished concrete finishes are not something we lay.

On very large open areas, or where a thick coating has to come off, shot blasting or scarifying can be quicker than grinding. Both fall under our floor preparation and shot blasting work, and we will say which suits once we have the floor size and details of the coating.

Dust is controlled throughout. Cutting concrete releases respirable crystalline silica, so every grinder runs with extraction attached, and neighbouring units and offices are screened off.

Extension joins and old adhesive in Ashford homes

Houses need grinding too, usually on a smaller scale. Extending semis is more likely in the older parts of Ashford, Willesborough and South Ashford among them, and the new slab rarely finishes at exactly the height of the old floor. A ridge of a few millimetres at the doorway is enough to stop LVT or large tiles running through, and grinding the high edge down is quicker and cleaner than building the whole room up.

Under old carpet or vinyl there is often hard, uneven adhesive, sometimes several layers of it. Garages being converted can have painted or oil-marked concrete. In both cases the surface is ground back to clean material, primed, and then made smooth with a latex layer for the new flooring or a levelling compound.

Know the limits before booking. Grinding takes off local high spots; it cannot bring a whole room into level if the slab falls or sags from one side to the other, and cutting a screed too deep can leave it below its minimum thickness. Where the fall runs across the room, the high points are ground off first and the rest is made up with compound or screed. For a slab that is cracked or breaking up rather than just high, concrete floor repair comes before any grinding.

We are a contractor, not a hire shop. Grinders and diamond tooling are not for sale or hire from us; our own team does the grinding as one stage of the job.

FAQs

Concrete Floor Grinding in Ashford: your questions

How much does grinding take off a concrete floor?

Grinding shaves the surface off a slab or screed a little at a time, and the aim is to take off only what is needed: the coating, the adhesive or the high spot. It is not a way to lower a whole floor. Removing too much from a screed can take it below its safe minimum depth, so we check the thickness before starting.

Can you grind a floor ready for resin in an Ashford unit?

Yes. Resin needs a clean, sound and open surface, and grinding provides it by removing laitance, old coatings and contamination. We do not lay the resin itself, so the resin contractor takes over once our preparation is finished. Tell us the product they plan to use, as some resins set their own surface requirements.

Is diamond grinding safe in an occupied office?

It can be, with care. Grinding concrete creates fine silica dust, so the machine always runs with extraction, the work area is sealed with sheeting and adjoining rooms are protected. Noise is the other factor, so in an occupied building on Eureka or Waterbrook Park the work can be planned for quieter hours or split into phases.
