Heated floors on Chilmington Green and Finberry plots
On Ashford's new estates, underfloor heating is part of the floor design from the start. The pipes are clipped to insulation, then the screed is poured over them. The screed decides how well the system works: it has to wrap every pipe with no air pockets and cover them to the right depth so heat spreads evenly and the floor is strong enough.
Liquid screed must finish 25mm or more above the pipes, which typically makes the layer 45 to 50mm deep, and it finds its way under and around each pipe without help. Sand and cement calls for roughly 45mm over the pipes, giving a thicker floor that warms more slowly, though it is sometimes picked for rooms that could get wet.
Before each pour we check the insulation, membrane and edge strip, and the heating engineer must have filled and pressure tested the system. On a plot-by-plot programme, that test certificate needs to be ready before the pour date, and any damaged insulation or lifted pipe clips are put right first, because a pipe that floats up in the screed ends up with too little cover above it.
A heated floor in liquid screed comes to £20 to £35 per m² at published 2026 UK rates. If the house builder has specified a calcium sulphate grade, read about the material and how it dries on our Ashford anhydrite screed page.
Retrofit heating in extended Ashford homes
Detached houses are 22% of Ashford's homes, and in established areas such as Willesborough and South Ashford homeowners are more likely to be extending semis. The new heated floor must end up flush with the rooms it opens into, so we start from the existing floor level and work down to see how much insulation, pipe and screed will fit. A thinner liquid screed often frees up the depth needed. Our insulation and membranes service supplies the layers beneath the pipes.
After the pour, the heating is brought on slowly. Calcium sulphate can normally take heat from around day 7; sand and cement has to wait a minimum of 21 days. The flow temperature starts low and rises a few degrees a day to working level, is held there, and then comes down before the floor covering goes on.
Rushing this stage is one of the main reasons heated screeds crack, and it is tempting when a kitchen fitter is waiting to start. The screed drying time guide explains how the heating schedule fits into drying.
