Floor Levelling and Self Levelling Screed in Brackley

In Brackley we pour self levelling compound so that LVT, vinyl, big tiles and engineered wood have a flat floor to go down on. A typical household job is where an extension meets the original house and the two floors differ slightly. Work premises are the other side: motorsport engineering is the town's standout industry, and technical buildings of that kind need flat, hard wearing floors, so levelling, grinding and higher strength screeds all have a place.

Levelling Brackley extensions and older floors

Thin flooring shows every flaw. LVT and sheet vinyl follow each dip and ridge, and large format tiles rock over a hollow. Fitters judge flatness with a 2m straightedge laid on the floor: for SR1 the gap can be 3mm at most, which many thin sheet finishes ask for, and SR2 lets it reach 5mm. In Brackley, a likely problem is a join. Many of the town's 1970s to 1990s houses are now due for extensions, and a new slab rarely finishes exactly flush with the old. A slight lip or change of material at the doorway will show through a continuous floor. Houses from 1945 to 1972, about 15% of the town's homes, may also have original solid floors that have worn unevenly. Levelling starts with the base. We clean it, scrape off anything loose and any old glue, repair the cracks and pick a primer for that base, since concrete, sand and cement, calcium sulphate and old tiles each want a different one. Next we pour the compound, typically 2mm to about 10mm deep, and it settles to a smooth finish. It is protected from draughts and direct sun while it cures, so it does not skin over too fast. Where the old floor is breaking up rather than simply uneven, it needs attention first. See screed repairs for that, or floor preparation for grinding and cleaning before levelling.

Technical and office floors in Brackley

Brackley is home to the Mercedes AMG Petronas F1 Team base, with Silverstone nearby. Engineering premises of that kind depend on a sound, even floor. Levelling compound handles the flatness on a sound base, while concrete floor grinding and higher strength screeds deal with surfaces that must take heavier use. Office refits follow a simpler pattern. When a unit is re-let or an office is re-planned, the floor under new carpet tiles or vinyl has to be flat and clean. Fast drying compounds let a floor take foot traffic within hours, keeping a refit on programme. A floor in a workshop or technical space may need grinding back to sound concrete before any compound goes down, and the right primer then depends on what is left. Compound has limits. It is made to go on thin, and using it thick on a floor that is really due a new screed risks cracking and the compound coming away. Where a floor is out by well over 10mm or so, we will tell you plainly that it needs a new screed. For premises closer to Towcester, see floor levelling in Towcester.

FAQs

Floor Levelling in Brackley: your questions

Can self levelling compound go over an old tiled floor?

Sometimes. If the tiles are firmly bonded and clean, a suitable primer can allow compound to go over them. If any tiles are loose or hollow, they must come up first. We check the floor, then advise whether to level over it or strip it back to the screed.

What flatness does engineered wood need?

Most engineered wood flooring needs a flat base close to SR2, which is 5mm deviation under a 2m straightedge, though some products and glue-down methods ask for tighter. LVT and sheet vinyl usually want SR1. Check the manufacturer's installation guide, and we will level to suit.

How long before flooring can go on levelling compound?

Fast drying compounds often take foot traffic within a few hours and flooring within a day or so, depending on depth, temperature and the product. Thicker layers take longer. We use products that suit the flooring programme and tell you when the floor will be ready.
