Office and retail refits at Methuen Park and Bumpers Farm
Lift the old covering in an empty unit and the floor beneath is often the first headache for whoever is fitting it out. Old adhesive, patched screed and cut-outs from previous partitions leave a surface that is far from flat. Bumpers Farm industrial estate, the Methuen Park offices in west Chippenham, where Wincanton moved its headquarters in 2005, and the retail parks on Bath Road all go through that cycle of warehouse, office and shop fit outs.
Self levelling compound is the fast answer where the base is sound. We clean the slab and strip anything loose, then choose a primer for whichever base turns up, be it concrete, sand and cement or calcium sulphate. The compound is pumped or poured and spread to depth, then left to find its own level. Fast drying grades mean the shopfitters and office fitters are not kept waiting.
Flatness classes come from BS 8204, and a 2m straightedge across the surface shows which one a floor meets. SR1 permits a 3mm gap under the edge, the standard plenty of thin sheet floorings ask for. SR2 lets it go to 5mm and SR3 to 10mm. Commercial vinyl and LVT show every ripple of the base, so the target is usually SR1.
If the old floor first needs stripping, grinding or shot blasting, see concrete floor grinding. For a whole unit with a new wearing screed, our commercial screeding team can take on the full floor.
Where a Chippenham extension meets the old house
In homes, a frequent levelling problem is a step or a slope where two floors meet. A new extension screed and the original floor rarely finish at exactly the same height, and an older floor may dip towards one wall. Laying LVT or a large format tile across that join will show the line within weeks.
A thin layer of compound across both floors, after priming each to suit its base, ties them into one flat surface. Terraced houses make up 24% of Chippenham's homes, and older solid floors that are uneven from years of patching can be treated the same way as long as they are sound.
Compound has limits. It is made to go down thin, usually in the 2mm to 10mm range, though a few products handle deeper sections. Trying to fill a badly failed floor with deep compound instead of a new screed risks cracks and the layer lifting away from the base. So if a floor sounds hollow, is breaking up or dips further than compound can cope with, you will hear that from us, along with a price for a new sand and cement floor in the older rooms or for repairing the damaged screed.
This service levels solid bases with compound. It does not include sanding wooden floors.
