Self Levelling Screed and Floor Levelling in Swindon

We bring uneven screeds and slabs across Swindon up to a smooth, flat base with self levelling compound, ready for LVT, vinyl, large tiles or engineered wood. In Priory Vale, Abbey Meads and the Wichel quarters, existing homes need levelling when new flooring goes in, and shop units on the town's retail parks need a flat base when they are refitted. We also tell you honestly when a floor is too far out for compound and needs a new screed.

Levelling for LVT and tiles in Abbey Meads homes

Modern floor finishes are less forgiving than carpet. Any ridge or hollow underneath will show through LVT or sheet vinyl, and a big tile laid over a high spot will rock. That is why existing homes in Abbey Meads, Priory Vale and the Wichel quarters often need levelling before a new floor is fitted, even where the screed underneath is sound.

BS 8204 sets the target. Lay a 2m straightedge on the floor and the largest gap allowed is 3mm for SR1, 5mm for SR2 and 10mm for SR3. Many thin sheet floorings need SR1. A self levelling compound, usually laid from about 2mm up to around 10mm, brings a floor into that range.

Preparation decides whether it lasts. The base is cleaned, any loose material removed, and a primer chosen to suit what is underneath: cement screed, calcium sulphate, concrete or some existing floors each need a different product.

Older housing brings different problems. Homes built between 1945 and 1972 make up 22% of Swindon's stock, and floors in houses of that age can be uneven where rooms have been altered. In West Swindon, where Toothill and Freshbrook houses commonly gain extensions and knock throughs, the join between the old floor and the new is often where levelling is needed most.

If compound alone will not fix the floor, the honest answer is a new screed. Pouring compound thick to rescue a floor that should be replaced risks cracking and debonding. In that case our sand and cement screed service is the better starting point.

Shop and office refits at Bridgemead and Mannington

Commercial levelling runs to a tighter programme than a house. When a unit changes hands at Bridgemead or Mannington retail parks, Greenbridge Retail and Leisure Park or Orbital Shopping Park, the new tenant's floor finish usually needs a flat base and the fit-out dates are fixed. Fast drying compounds help keep that programme moving, so flooring can follow sooner.

The Spectrum Building in West Swindon, originally Norman Foster's Renault Centre, and the light industry nearby have floors that need commercial screeds and repairs as well as levelling. In a working building the existing floor may carry old adhesive, paint or damaged patches. These are dealt with first through preparation and grinding, then the surface is primed and levelled.

If the base is sound and just needs smoothing, a few millimetres of latex screed can be enough on its own. A damaged slab needs repairs to the concrete first, before compound goes anywhere near it.

FAQs

Floor Levelling in Swindon: your questions

How flat does a Swindon floor need to be for LVT?

SR1 is what most makers of LVT and sheet vinyl specify, so a 2m straightedge should show no gap over 3mm. Floors that fall short are smoothed with a self levelling compound after priming. Before we price, we run a straightedge over your floor, so you find out early if a thin coat is enough or if it needs more.

Can levelling compound fix a badly sloping floor?

Only within limits. Typical compounds go down at about 2mm up to around 10mm, with some products able to go thicker. Using it to fill a floor that is badly out, cracked or loose risks cracking and debonding later. In that case we will tell you a new screed is needed and price both options so you can decide.

Can a unit at Orbital Shopping Park be levelled ahead of a fit-out?

Yes. Retail units are prepared, primed and levelled with fast drying compounds that suit a fixed fit-out programme. We need the floor area, the planned finish and the date the flooring contractor starts. Any damaged areas or old adhesive are dealt with first, so the compound bonds properly to the base.
