Which screed suits which part of Swindon
Census 2021 recorded 183,687 people in the Swindon built-up area, and their homes come from very different stages of the town's growth. That history is the quickest guide to what a floor needs.
Close to the old railway works, the Victorian terraces of the Railway Village and the streets around the town centre are often renovated from the ground up. An old solid floor comes out and is replaced with insulation, a damp proof membrane and new concrete or screed. In narrow rooms and rear additions, a hand-laid sand and cement screed for older Swindon homes is usually the practical answer. Terraced houses of all ages make up 32% of the town's homes.
West Swindon is a different story. Toothill was built outwards in the 1970s and Freshbrook in the 1980s, and houses of that age commonly gain rear extensions and ground floor knock throughs. That leaves a big new floor to line up with the original rooms, and a pumped liquid screed handles it well: it finds its own level and can take foot traffic within 24 to 48 hours.
North of the centre, Abbey Meads, St Andrew's Ridge and Priory Vale arrived with the northern expansion, and to the south Wichelstowe is planned for up to 4,500 homes. Houses going up on those sites are built with heated floors finished in liquid screed. For how deep that screed sits above the pipes and how the heating is brought up afterwards, see heated floor screeding in Swindon. Existing homes on those estates more often need a flat surface for new flooring, which is a job for floor levelling compound rather than a fresh screed.

Pump access, timing and Swindon's retail parks
A screed is booked between other trades, so its date depends on the build around it. Before we pour, the room has to keep the weather out, so glazing and outside doors go in first. The plasterer should be finished, with any heating pipework down and pressure tested. After the pour, drying time depends on depth and material, so flooring and kitchen fitters should be booked around the screed rather than ahead of it.
On a pumped job, our mixer and pump pull up as near your door as the street allows, and the hose is fed indoors from there. A driveway makes that simple. On a terraced street near the centre, tell us about permit parking, shared rear lanes or a long carry when you ask for a price, so the plan is settled before the day. Postcodes here include SN1, SN2, SN3, SN4, SN5 and SN25.
Commercial floors run to a different clock, usually a tenant's fit-out date. Retail sites in Swindon include Greenbridge Retail and Leisure Park, Orbital Shopping Park and the Bridgemead and Mannington retail parks. The Spectrum Building in West Swindon, originally Norman Foster's Renault Centre, and the light industry around it also need commercial screeds and floor repairs. Our commercial screeding service covers new wearing screeds, repairs and levelling for units like these.
