Grinding before refits at Swindon's retail and industrial units
A grinder carries rotating diamond heads that cut the top of a slab away in thin passes. On a commercial floor that one machine deals with most of what a new tenant inherits: trowel marks and ridges left from the original pour, lips where two bays meet, a weak dusty skin of laitance, glue from carpet tiles, and painted line markings or thin coatings.
Swindon has a lot of commercial floor area. Retail space at Greenbridge Retail and Leisure Park, Orbital Shopping Park and the Bridgemead and Mannington retail parks may be refitted when occupiers change, and the Spectrum Building in West Swindon, first built as Norman Foster's Renault Centre, sits among light industrial premises with floors of their own. Every one of those refits starts with the same question: will the new finish stick to what is there?
Grinding answers it by removing whatever is loose or contaminated until sound concrete shows. What happens next depends on the specification. We can follow straight on with primer and levelling compound for shop and office floors, or leave the slab clean for a resin contractor or flooring fitter employed by the client.
One limit is worth knowing at the planning stage. Grinding flattens local high spots, but it cannot correct a floor that dips or slopes across a whole unit. In that case the high spots are ground and the rest is levelled or rescreeded. For very large areas or thick coatings, shot blasting or scarifying can be quicker, and our floor preparation service covers both. Damaged slabs need concrete repairs before anything goes on top.
Garages and extension joins in West Swindon houses
Homes have smaller floors but the same problems. Toothill dates from the 1970s and Freshbrook from the 1980s, and when a house there is extended, the new slab rarely meets the old one perfectly. A raised lip of a few millimetres at the join will show through LVT or crack a long tile, and grinding takes it down cleanly.
Lifting old carpet or vinyl often reveals a layer of black or yellow adhesive that new flooring will not tolerate. Grinding cuts it back to bare concrete. Converted garages bring floor paint and patched repairs that have to come off before insulation or a new screed goes down. We prepare garage and extension floors right across Swindon, including Eldene, Dorcan, Middleleaze, Groundwell and Even Swindon.
Dust is the main hazard. Concrete, screed and tiles contain silica, and grinding releases fine respirable dust, so we only grind with extraction connected. Doorways are sealed and adjoining rooms protected, which matters in an occupied house.
We also watch the depth. Grinding a screed too hard can leave it below its minimum thickness, so on a screed we take off only what the job needs.
