Preparing Porte Marsh Industrial Estate floors
Porte Marsh Industrial Estate is home to roughly 100 firms in light industry and IT, Deceuninck among them. Whether a unit there is getting a new screed, a levelled floor or a repair, the job nearly always starts with the surface. A floor that has carried machinery, racking and years of traffic usually has paint lines, old coatings, oil marks, adhesive from office areas and ridges where earlier repairs were patched in.
Grinding cuts that top layer away in thin passes with rotating diamond segments, leaving clean, firm concrete. What goes on next varies: levelling compound, a new screed, resin laid by others, or a new floor covering. Resin and polished concrete finishes are for other firms, and our machines are not for hire; our part is the preparation, carried out by our own team.
Grinding has a range. It suits taking off high spots, lips at bay joints, laitance and thin coatings. For very large areas or thick, tough coatings, shot blasting or scarifying may be quicker, and both sit under floor preparation for industrial units. Where the slab is cracked or broken rather than just dirty, concrete floor repair comes first.
Dust needs planning in a working unit. Cutting into concrete or screed releases respirable crystalline silica dust. We grind only with extraction connected to the machine and sheet off the areas around it, so a production line or office next door can keep going while one bay is prepared.
Extension joins and retiled floors in Calne
When a single storey extension is added to a post-war Calne semi or terrace, the new slab and the old floor seldom finish level, and the opening is left with a lip or a slight ramp. The high side is ground down with a straightedge on it until the step has gone, and a thin compound can then run across both floors as one.
The same applies when a newer floor is being retiled. Homes built since 2000 account for 35% of Calne's stock, and lifting carpet or vinyl in one of them can leave adhesive, trowel marks or, on a calcium sulphate screed, laitance that was never removed. Grinding cleans that back so a primer can bond.
Grinding has two limits. It flattens local high spots but cannot correct a room that falls or sags from side to side; low ground like that is built up instead. And taking too much off a screed can leave it below its minimum depth. Garages being converted often need the same work before insulation and screed, as the garage floor screed guide shows.
