Warehouse slabs on Yate's trading estates
Trade counters such as Screwfix, Jewson and Howdens line Stover Trading Estate, which lies between Badminton Road on one side and North Road on the other. Great Western Business Park, Beeches Industrial Estate and Westerleigh Business Park make up the rest of a large industrial cluster.
A warehouse slab collects layers over the years: painted aisle lines, sealers, epoxy paint, tile glue in an office corner and ridges where one bay was cast against the next. Before anything new goes on, those have to come off.
The grinder does it with spinning diamond heads that shave the top of the concrete away in thin passes. Lips between bays are taken flush, trowel marks and bumps are reduced and the laitance, the weak dusty skin on the surface, is removed. The slab is left clean and open, so primer soaks in and levelling compound, screed or flooring can bond. A resin coating laid by a specialist needs the same kind of surface.
Grinding does not fix a slab that sags or slopes over a wide area. It removes what stands proud and nothing more, so a low area is filled afterwards with compound or a new commercial screed. Where coatings are thick or the area is very large, shot blasting or scarifying may be faster.
Spalled joints or broken patches are dealt with as concrete floor repair once the surface has been ground.
Grinding at home in Yate before new floors
Houses need grinding too, just less of it. In houses from the 1960s and 1970s across Yate, old coverings are coming up for replacement, and the first job once they are lifted is often getting rid of the adhesive left behind. Hard, thin residue may stay under a latex coat, but soft or uneven glue is ground away so the levelling compound for Yate homes has something sound to hold.
Detached houses make up 21% of Yate's homes. Where a garage is being converted, the slab may carry oil stains or floor paint, and both are ground off before a bonded screed or primer goes on. Extensions bring a different problem: a step where the new slab meets the old floor. A small lip can often be ground down, with compound blending the rest.
Dust is the main hazard. Cutting into concrete, screed or tile throws up fine silica dust that is harmful to breathe, so our machines never run without extraction attached. Doorways are sheeted and adjoining rooms protected.
We are a contractor, not a hire shop, so our grinders and diamond tooling are not for sale or rent, and resin and polished concrete are trades we leave to specialists. For grinding in Bath, see concrete floor grinding in Bath.
