A screed for every part of Yate's housing
Yate was designated a development area in the 1960s and rebuilt around a new shopping centre. Census 2021 counted 28,352 people in the built-up area, and terraced houses make up 40% of its homes. Brimsham Park, Ridge and the Moorland Road estates are among its named areas, and recent growth has been rapid.
Many of those terraces sit on Radburn-layout estates, where front doors face greens and footpaths. Extensions and kitchen refits on these houses are often well served by pumped liquid screed from the road, with the hose run carried along the path, because a barrow run of sand and cement over the same distance is slow and heavy.
Older floors in the same houses have a different problem. Many of these homes now need old floor finishes lifted and the concrete underneath brought level, which is a job for levelling compound under new flooring rather than a new screed.
In North Yate, the recent estates are standard new build, with insulation, underfloor heating and liquid screed laid plot by plot. Site managers there will usually be working to a named grade, set out on our anhydrite flow screed page, and any heated extension elsewhere in town is covered by underfloor heating screed.
Wet rooms, garages and small patch-ins still suit traditional hand-laid screed, and we lay that across Yate too.

Access, parking and timing around Colt's Green and beyond
Before we price, we want to know three things: how close the mixer can park, how long the hose run to the room will be, and when the building will be ready.
On a conventional street, the lorry stands at the kerb or on the drive. On the Radburn estates it may have to stay on the nearest road, with the hose laid along the footpath. Planners returned to ordinary streets in the late 1980s, so newer parts of town are usually simpler. Wherever you are, whether Colt's Green, Frampton End, Smart's Green, Brimsham Park or near Moorland Road, a photo of the route from road to door saves a site visit.
Getting the hose to the door is only half of it; the date has to work too. The room should be weathertight, plastered and, if heated, have its pipes pressure tested before the pour. Drying comes after, and the flooring date has to follow it.
For commercial premises, Stover Trading Estate, Great Western Business Park, Beeches Industrial Estate and Westerleigh Business Park form a large industrial cluster. Warehouse floors there need screeds, repairs and grinding, which our commercial screeding service handles.
