Grinding floors in Bumpers Farm and Methuen Park units
When a warehouse bay at Bumpers Farm or an office floor at Methuen Park changes hands, the old covering is stripped and what is left is rarely ready for the next one. Carpet tile adhesive, black glue under old vinyl, painted walkway lines and the ridges where one concrete bay meets the next all stop a levelling compound or a new floor from bonding and sitting flat. The retail parks on Bath Road go through the same cycle when a shop is refitted.
Grinding deals with that layer. A machine fitted with rotating diamond segments cuts the top of the slab away in thin passes. It takes down lips between bays, trowel marks and isolated high spots, and it removes laitance, paint and thin coatings along with the glue. The result is a clean, open surface that primer and compound can key into.
We are a contractor rather than a hire shop, so the machine arrives with our crew and is never sold or rented out, and the same goes for the diamond tooling. Nor do we lay resin or polished concrete. If your fit out has a resin floor coming from another firm, we can grind the slab ready for them.
On thick coatings or a very large open floor, shot blasting or scarifying may be quicker, and our floor preparation service covers both. Once the surface is clean, levelling compound for a Chippenham unit is usually the next step.
Chippenham extensions, garages and old adhesive at home
Houses need grinding too, usually for one of three reasons.
A garage being turned into a room is a typical case. Years of cars, paint tins and spills leave the slab marked, and grinding takes it back to clean concrete before the insulation and screed are built up. Our guide to garage floor screed shows the layers that follow.
Extensions bring a different problem. Where a new slab meets the old house, the two rarely finish flush, and a raised edge along the join will show under LVT or tiles. Grinding takes the high side down so a thin levelling coat can bridge the rest.
The third is adhesive. Carpet and sheet vinyl are usually stuck down, and the glue residue they leave is a poor surface for any new compound, so it is cut back to sound concrete.
There is a limit to what grinding can do. It lowers individual bumps and ridges; it does nothing for a room that runs downhill from one wall to the other. Over-grinding can also leave a screed below its design depth, so we measure its thickness first. Where a floor is out over a large area, we grind the high spots and then level or screed.
Dust is the other point to understand. The silica in concrete, screed and tiles becomes a fine respirable dust when ground, and breathing it in is harmful. Every grinder we run is coupled to an extractor, and doorways and neighbouring rooms are sheeted off before the first pass.
