Levelling garage slabs and older floors in Carterton
A garage slab was never meant to carry a bedroom or an office. It often slopes towards the door for drainage, it may be patched or stained, and its surface is rarely flat. When a Carterton garage is converted, the slab usually needs work before flooring goes down. If it only needs smoothing, a levelling compound does the job. If it is well below the house floor, it needs a screed first, and then compound on top if the finish demands it.
The same logic applies to the bungalows and 1960s and 70s houses being renovated. If the floor is solid and just undulates, compound will flatten it. A floor that is cracked, hollow or loose needs repairing the existing screed or a new screed before levelling makes sense.
Flatness is judged against BS 8204, using a 2m straightedge laid on the floor. The gap under it may be no more than 3mm for SR1, 5mm for SR2 or 10mm for SR3. Vinyl, LVT and other thin sheet floors usually call for SR1, as any hollow shows through them.
Preparation decides whether levelling lasts. We clean the floor back to something solid and prime it to suit what it is, since concrete, a cement screed and calcium sulphate each need their own treatment. The compound is mixed, poured and spread, and it flows to a flat finish.
For very thin smoothing coats, latex screed is the related service, usually just a few millimetres deep.
Refit floors at Ventura Park and West Oxon Business Park
West Oxfordshire District Council lists Ventura Park, West Oxon Business Park and South Carterton Industrial Estate as the town's employment sites. Units on employment sites like these are refitted when tenants change, and the new floor covering needs a flat, sound base.
In a refit, the old covering and adhesive come up first. What is left underneath is often uneven, with ridges of old glue, patched areas and cracks. Those are cleaned back and repaired, the floor is primed, and a levelling compound is poured to bring the surface within tolerance. Fast drying products are used where the programme is tight, so carpet tiles or vinyl can follow quickly.
Not every floor can be saved with compound. Compound is meant for layers of up to roughly 10mm; a few products go thicker, but pouring it deep to rescue a floor that ought to be rescreeded tends to end in cracks and debonding. Where the base is badly out of level, a pumped liquid screed in Carterton or a traditional screed is the better answer, with compound only if a very fine finish is needed on top.
Semi-detached houses make up 34% of Carterton's homes, and when one is refloored the same check applies: compound for a sound but uneven floor, a screed for one badly out of level. Timber floor sanding is not something we offer. For work in the neighbouring town, see floor levelling in Witney.
