Self Levelling Screed and Floor Levelling in Witney

Witney floors that are out of true are brought flat with self levelling compound, poured a couple of millimetres up to about 10mm deep, ready for LVT, vinyl, larger tiles or engineered wood. The local detail that matters is commercial: from Thorney Leys Business Park to Range Road Business Area, Witney's employment sites hold offices and workshops whose floors need levelling whenever a unit is refitted.

Office and workshop refits across Witney's business sites

The district council's list of employment sites in Witney runs from Thorney Leys Business Park and Station Lane Industrial Area to Eagle Industrial Estate, Newland Industrial Estate, Range Road Business Area and the Witney Innovation Centre. When an office or workshop on one of these sites changes hands, the old carpet tiles or vinyl come up, and the floor beneath is rarely ready for a new finish. Adhesive residue, patched holes and dips around old partitions all show under a thin covering.

Flatness is graded under BS 8204 using a 2m straightedge. The permitted gap beneath it is 3mm at SR1, 5mm at SR2 and 10mm at SR3. Many thin sheet finishes demand SR1, and LVT and large tiles need close to it. A self levelling compound over a properly primed base is usually the quickest way to reach that class, and fast drying products keep a refit on programme.

Priming decides whether it lasts. A cement screed, a calcium sulphate screed, an old concrete slab and a floor still carrying adhesive each need a different primer. Weak or contaminated surfaces need mechanical floor preparation first, such as shot blasting, and cracked or broken slabs need concrete floor repair before any compound goes on.

In a workshop that takes vehicles or racking, compound alone may not be enough, and a high-strength floor, covered on our commercial screeding page, is often the better choice.

Levelling Witney cottages and extension joins

In houses, there are two usual reasons to level. One is the joint between an extension and the original house. On estates such as Madley Park, where late 20th century semis are commonly extended, the new floor often meets the old one with a small step or slope across the opening. Lay LVT straight across and that step shows through. Compound feathered across both floors takes it out.

The second is an old floor that is sound but uneven. In the older parts of Witney, around Wood Green and the West End, damp proofing and insulation often come first, and levelling compound only goes on once the floor is dry and stable.

Compound has a limit. The normal range is roughly 2mm to 10mm, with certain products able to go deeper. Pour it much deeper to chase a badly uneven floor and it may crack and lose its bond, so a new screed is the proper repair, such as a calcium sulphate flow screed in a room that stays dry. Thin smoothing coats in homes are also covered by latex screed.

FAQs

Floor Levelling in Witney: your questions

Can you level an office floor over a weekend in Witney?

Often, for a modest area. Fast drying compounds keep the programme short, so a floor levelled at the end of the week may be ready for the flooring fitter early the following week. Preparation and priming add time, and a large or badly damaged floor takes longer. Tell us the area and the finish and we will set out a realistic programme.

What primer goes under self levelling compound?

It depends on the base. Each base takes its own primer, whether it is a cement or calcium sulphate screed, bare concrete, or old tiles and adhesive, and a mismatched primer is one of the usual reasons compound parts from the floor later. On a Witney refit we identify the base first, clean or prepare it, then prime to suit before any compound goes down.

When does a floor need a new screed rather than levelling compound?

When it is out of level by more than the compound can safely take, which is around 10mm for most products, or when it is cracked, loose, hollow or damp. Pouring compound thick to hide those faults can crack and debond. In that case we recommend breaking out or overlaying with a new screed, and price that instead.
