Putting right new floors on Amesbury estates
A screed on a new build plot can go wrong in a few ways. It can curl at the edges as it dries, leaving high corners and a hollow sound. It can crack across a doorway or along a heating pipe. Or it can look fine and then fail its moisture test, so the flooring fitter refuses to start.
Levelling compound is part of the answer to the first two, but only once the cause is understood. Curling can reduce as the screed dries further. Cracks need assessing and, if the screed is sound either side, filling and bonding before compound goes over the top. Our screed repairs service covers that work.
Levelling compound normally goes on anywhere from 2mm to 10mm thick, and certain products are made to go thicker. Poured out, it finds the hollows on its own and cures to a smooth face. What we are aiming for is a BS 8204 class. Under a 2m straightedge, SR1 permits 3mm, SR2 5mm and SR3 10mm. Sheet vinyl and similar thin finishes usually insist on SR1.
Priming matters on every base. A calcium sulphate screed must have its laitance removed and a compatible primer applied before any compound goes on, or the two layers can part.
Where a floor is badly out, a thick pour of compound may crack and lift off. Then a new hand-laid sand and cement screed or a replacement section is the honest repair.
Solstice Park units and older Amesbury floors
At Solstice Park, beside the A303 junction, the warehouse, trade and office units need their floors levelled and repaired when they are refitted. A refit usually exposes a floor scarred by old adhesive, fixings and patched repairs. Before a new covering goes down, that floor is cleaned, repaired, primed to suit its base and levelled.
Fast drying compounds keep refits moving, often allowing the floor layer to start within a short window depending on the product. Laying in bays, room by room, lets a trade counter or office stay partly open. Our commercial screeding page covers new floors in larger units.
Older homes need the same care. Terraced houses make up 22% of Amesbury's homes, and where any older house meets a new extension, the two floors rarely line up exactly. A feathered compound across the join gives one continuous level for the new floor. Where the step is larger than compound can safely take, part of the floor is screeded first and the compound laid over both. For a floor about 17.5 miles away, see levelling floors in Warminster.
