Self Levelling Screed and Floor Levelling in Gillingham, Dorset

Before LVT, vinyl, big tiles or engineered boards go down in a Gillingham home or unit, we pour self levelling compound so the base is flat. The jobs that need it most here are older solid floors in the town centre, the line where a new extension meets the house in Ham, Peacemarsh and Wyke, and unit refits at Brickfields Business Park and Kingsmead Business Park. Some floors are beyond what compound can fix, and we say so plainly.

Levelling floors for LVT and tiles in Gillingham

Thin, stiff floor finishes give away every hollow underneath. LVT and sheet vinyl show small dips through the surface, and large format tiles rock or crack where the base is out. In a Gillingham hallway or shop we check with a 2m straightedge. Under BS 8204, a worst gap of 3mm rates SR1, 5mm rates SR2 and 10mm rates SR3. For a lot of thin sheet products, nothing short of SR1 will do.

Gillingham's houses tend to throw up two cases. One is an old solid floor in the town centre that has sunk unevenly over the decades. The other is where an existing house meets a new extension on the Ham, Peacemarsh and Wyke estates, and two floors of different ages seldom match exactly.

Compound works in a thin band, roughly 2mm at the shallow end and up to around 10mm. First we clean the base, repair anything loose and apply the right primer for what is underneath, whether sand and cement, calcium sulphate or concrete. Fast drying products keep things moving, so your flooring fitter can follow on soon.

If the floor is badly broken up or dips much more than that, compound is not the answer. Pile it on thick and it tends to crack or let go, so we would tell you to rescreed instead. For thin smoothing work, look at our latex smoothing screed, and for damaged patches, our screed repair work.

Refit floors at Brickfields and Kingsmead Business Park

A unit that changes hands often needs a different floor for the new tenant, and the old one rarely suits the next business. An office wants carpet tiles or LVT on a flat base, a shop or showroom wants a smooth surface for sheet flooring or tiles, and a workshop may need the old slab ground back and patched before anything else.

In Gillingham the commercial floors are mostly at Brickfields Business Park, Brickfields Industrial Estate, Kingsmead Business Park and The Old Market Centre on Lower Station Road, with more light industry and warehousing off Station Road. The Local Plan backs a bigger Brickfields Business Park and new employment land at Kingsmead, which could mean more units to fit out.

For a refit we survey the floor, strip or grind away old adhesive where necessary, fix the cracks and then level to whatever class the flooring supplier wants. Grinding the concrete back gets rid of old adhesive and coatings so primer and compound can bond. We fit our work into the fit-out programme so the next trades can follow on. The same compound work is available to homes and units in Salisbury.

FAQs

Floor Levelling in Gillingham: your questions

How flat does a floor need to be for LVT?

Most makers of LVT and sheet vinyl want the floor close to SR1, so no gap bigger than 3mm under a 2m straightedge. If your floor only reaches SR2 or SR3, it will normally need compound first. At your Gillingham property we check it with a straightedge, then prime and level to the class the flooring manufacturer sets out.

Can levelling compound fix a floor that dips by 30mm?

Not usually. Most compounds are meant for something like 2mm up to roughly 10mm, though a few products allow a bit more. Pour it much thicker to fill a big hollow and it may crack and debond. A dip of that size normally means building up the low area with screed, or laying a whole new screed, before compound is even considered.

How soon can flooring go down after self levelling compound?

Fast drying compounds cut the wait, but every product lists its own drying time on its data sheet, and depth, temperature and airflow all affect it. We give you the expected time before starting, so you can book the flooring fitter for the right day.
