Latex for refits in Chatteris bungalows and houses
Late twentieth century detached homes and bungalows dominate the housing here. Detached homes alone make up 37% of Chatteris, and by the time a kitchen or bathroom in a house of that age is replaced, the floor underneath is often a mix: concrete with old patch repairs, a band of tile adhesive where units once stood, perhaps an area of ceramic tiles left in place from an earlier fit.
Latex screed is the trade's answer to that mixed surface. The powder is cement based, and a latex liquid takes the place of water when it is mixed. The result is a slightly flexible compound that bonds well to difficult bases and can be spread thin, typically a few millimetres, to give one smooth finish over the lot.
Preparation then differs from base to base. Firmly bonded quarry or ceramic tiles stay, after the surface is cleaned and primed for tiles. Thin, well stuck adhesive can sometimes be primed over, while loose or heavy residue is removed by diamond grinding of the slab. Uneven older concrete is swept, vacuumed and primed.
Timber floors follow a separate routine. Latex never goes over bare floorboards, because boards move. They are screwed down and covered with flooring grade plywood, and the latex follows on the primed plywood.
The finishes that gain from all this are the thin ones: sheet vinyl, LVT, lino, rubber and bathroom safety flooring, each of which would otherwise show every ridge beneath it.
Damp, movement and level in Chatteris floors
A latex layer smooths a sound floor. It cannot make an unsound one sound, and in Chatteris three problems need fixing first.
Damp is the one to watch. The ground around town is peaty fen, and an old solid floor without a membrane can draw moisture up into whatever is laid on it. A hygrometer test comes before priming. If the reading is high, the fix is a membrane and a new insulated floor, described on the Chatteris sand and cement screed page, rather than a thin compound.
Movement is next. Springy boards or a cracked, rocking slab will break the latex. Boards are fixed and overboarded, and failed concrete is cut out and replaced.
Level is the third. When a floor is badly out, a few millimetres of latex will not reach. A deeper levelling product or a new screed brings it up first.
Primers complete the preparation. Concrete, tiles, plywood and adhesive each need a compatible one. A newer home may have a calcium sulphate screed, and that has its laitance sanded off and is always primed before latex. Heavier cleaning is covered by our floor preparation work, and the neighbouring town is covered on our page for latex screed in March.
