Which screed suits which kind of Chatteris home
Census 2021 recorded 11,022 people living in the Chatteris built-up area. For floor work, their homes sort into three rough groups, and each group points to a different page.
The largest group is late twentieth century housing. Some 36% of the town's homes were built between 1973 and 1999, and detached houses and bungalows from that era dominate the stock. When one of these is extended, the new floor is insulated and then finished with either a pumped liquid screed for open-plan extensions or a traditional mix. The choice turns on size, heating and how soon the room is needed.
Older houses form the second group. Fires in 1706 and 1864 destroyed most of the medieval and Georgian town, so the older homes near the centre mostly date from the late Victorian period onwards. Their solid floors may have no insulation or damp proofing at all. Once a floor like that has cracked or sunk and comes up, it normally goes back by hand, in Victorian-house sand and cement screed.
The third group is new building. Fenland District Council has hoped for 1,600 new homes in Chatteris by 2031, including the East Chatteris allocation and homes planned at Womb Farm on Doddington Road. A new East Chatteris house is an obvious place for pipes set in a heated screed, and should the drawings call for calcium sulphate, the anhydrite page explains how that material behaves.
Floors that are sound but out of level do not always need replacing. Plenty of them come right with a thin poured levelling layer instead.

Fenland ground, site access and timing a Chatteris pour
Fen ground changes the order of work. Before any screed goes down on a Chatteris extension, the slab beneath needs its damp proof membrane and insulation in place and checked, because peaty soil holds moisture and a floor laid without protection will draw it up. Those layers can be part of our price if you want us to supply them.
Timing matters as much as materials. On a Chatteris build, the pour date comes after the house is weathertight: roof finished, glazing and doors fitted, wet plaster done. Pipes for underfloor heating go down first and need a pressure test before we arrive. With the screed down, its depth and type set the drying period, so the kitchen and tiling trades are booked to follow the floor, never to lead it.
Access is usually simple where a house or bungalow has its own drive. The pump and mixer park within hose length of your door, so if the only way round is a tight side path or a drive shared with next door, say so up front.
Industrial units by the A142 and on Iretons Way are a different matter. Fenland District Council runs light industrial units at Prospect Way and the South Fens Enterprise Park beside the A142, and warehouse units stand on Iretons Way. Worn workshop and storage floors there may need repair, levelling or a hard wearing screed, which our commercial screeding service covers.
