Old core, council estates and new streets in Soham
Soham is the second largest settlement in East Cambridgeshire, and Census 2021 counted 10,609 people in its built-up area. Broadly, the town's floors sort into three kinds, and each kind leads to its own service.
The historic core around the High Street, Hall Street and Churchgate Street forms the Soham Conservation Area. Many houses there are Georgian or Victorian, and older properties around Hall Street, Pratt Street and Townsend can still have original solid floors. Once dug up, such a floor generally goes back as insulation boards, polythene and a hand-laid screed suited to old Soham houses.
Council housing spread from the 1950s, beginning with Downfields south of the centre, and the town grew quickly east and west from the late 1960s. Those streets are typical candidates for extensions and knock-through kitchens, where the new floor has to meet the old one exactly. A thin compound through our floor levelling work often finishes the join.
Off Fordham Road and Sand Street, the newer houses lend themselves to wet heating pipes buried in a flowing screed. How much cover those pipes want, and how to warm them the first time, sit on the heated floor screed page; getting the mix from lorry to room is on the pumped liquid screed page.
Some 28% of Soham homes stand detached. Add a back extension or convert the garage on one of those, and the fresh floor needs insulating and screeding up until it meets the house.

Planning a pour on a Soham build
On a Soham extension, screeding falls halfway through. By the time our van pulls up, glazing and doors should be fitted and the shell keeping the rain out. Plastering can be done before or after, depending on the builder, but flooring always comes last, once the screed has dried.
Have the layers down: insulation boards, polythene, edge strip, and where heating is going in, pipes your heating engineer has fixed and put under a pressure test. We check each layer on the day.
Access is worth thinking about early. Liquid means parking a mixer and pump close by; sand and cement means finding room for a mixer plus heaps of sand and bags of cement. Tell us whether the house has a drive or only parking on the road, so the position is agreed before the day.
Then allow for drying. It is the drying time, not the pour, that sets when the kitchen fitter and floor layer can start. Our floor screeding cost guide shows how the main choices affect price. Drawings naming calcium sulphate are dealt with on the anhydrite flow screed page.
