Floor Levelling and Self Levelling Screed in Soham

Soham floors that dip or slope get a poured levelling compound from K & B, ending up smooth and flat for engineered wood, big tiles, vinyl or LVT. The local angle is two sided. Soham has several small industrial and trading estates, including Northfield Business Park, where new and refitted units need level floors. And homes that are being extended leave joins where new and old floors meet.

Unit floors at Northfield Business Park and Station Road

Soham's trading estates include Northfield Business Park, where the East Cambridgeshire Local Plan allows an extension. Further employment land is allocated off Station Road, at the Eastern Gateway beside the A142 bypass, and on land either side of The Shade. The NIAB Eastern Agritech Innovation Hub operates at Hasse Fen.

New and refitted units on sites like these need level, hard wearing floors. An office fit-out or a new shop floor usually starts with an existing slab that is dusty, patched or uneven, and old adhesive or paint may need grinding off before anything new will bond.

Flatness under BS 8204 is a 2m straightedge test: SR1 lets through a 3mm gap at most, SR2 5mm, SR3 10mm. Vinyl shows up any hollow, so thin sheet finishes often insist on SR1.

Compound normally goes from a skim of about 2mm to roughly 10mm, and certain brands allow more. It flows to a smooth surface and dries quickly, so the fit-out can continue.

Some floors are beyond it. Pour compound thick into a hollow that really wants screeding and cracks or loss of bond can follow. If the slab is broken or badly out of level, we will price concrete floor repair or a new screed instead. Heavier industrial floors may need a higher strength screed, and larger fit-outs fall under commercial screeding.

Smoothing extension joins in Soham homes

In homes, a common reason to level is an extension. Semi-detached houses are 35% of Soham's homes, and a rear extension on a semi often leaves a step or a slope where the new floor meets the old one. A thin compound feathers that line out so LVT or tiles run straight through.

The council estates built from the 1950s, like Downfields, and the streets added from the late 1960s are typical places for extensions and knock-through kitchens. There, new and old floor levels must match, and compound closes the last few millimetres.

Priming comes before compound. Bare concrete, cement screed, calcium sulphate and old tiles all want their own primer, and picking wrong can see the compound lift. If the floor needs cleaning or repair first, our floor preparation service covers it.

This is not floor sanding and it is not a DIY bag of compound. It is a prepared base, measured to the flatness the new floor needs, and checked with a straightedge before the fitter arrives.

FAQs

Floor Levelling in Soham: your questions

Can levelling compound fix a sloping floor in a Soham house?

If the slope is gentle, yes. Compound is designed for a few millimetres, typically up to around 10mm. For deeper dips or a floor that is loose or cracked, a new screed is the better answer. Out comes the straightedge, and you get a straight answer on which one your floor needs.

Will levelling compound bond to old tiles?

Often it will, as long as the tiles are stuck fast, scrubbed clean and given a primer that suits them. Any that rock or sound hollow when tapped are lifted first. In an older Soham house we check the tiles and the base before choosing a primer and compound.

How soon can LVT go down after floor levelling?

Fast drying compounds keep the programme moving, but the wait before LVT depends on depth, temperature and the product, and the maker's data sheet sets the time. We tell you and your flooring fitter when the floor will be ready as part of the fixed, written price.
