Levelling Chatteris homes before LVT and tiles
A thin floor covering shows up every hollow. LVT and sheet vinyl reveal small ridges and hollows, and large format tiles rock if the base is not flat. BS 8204 measures surface regularity as the gap beneath a 2m straightedge, with SR1 allowing 3mm, SR2 5mm and SR3 10mm. Many thin sheet floorings need SR1.
In Chatteris homes, three situations usually lead here. The first is the meeting point of an old house and its newer extension, two floors built decades apart that rarely sit at quite the same height. The second is an older solid floor that has settled unevenly but is still sound. The third is a floor stripped of old tiles or adhesive, leaving an uneven surface. Semi-detached houses make up 34% of homes in the town, and a kitchen knock-through in one of them can expose more than one of these at once.
The process is simple but not something to guess at. The base is cleaned and checked, any loose areas are dealt with, and the correct primer is applied for the base type: sand and cement, calcium sulphate, concrete and some existing floors each need their own. Then the compound goes on, usually 2mm to 10mm deep, more with some products. A fast drying compound keeps the trades moving.
For very thin work over a sound surface, latex screed may be all that is needed. The costs of the wider options are set out in our floor screeding cost guide.
Workshop floors at Prospect Way and Iretons Way
Commercial floors in Chatteris sit mostly on the edge of town. Fenland District Council runs light industrial units at Prospect Way and at the South Fens Enterprise Park next to the A142, and warehouse units stand on Iretons Way. When a unit is refitted for a new tenant, or part of it becomes an office or trade counter, the floor often needs work before new finishes go down.
A sound slab that is merely uneven is what compound is made for. It does not suit a floor that is breaking up or badly out of level. Pouring compound deep to disguise a floor that really needs a screed is a false economy, because deep pours can crack and debond. In those cases we will say so and price a new screed, a concrete floor repair or grinding instead.
For an office fit-out within a unit, the aim is usually SR2 or better for carpet tiles and LVT. For a storage area, a hard wearing screed may matter more than perfect flatness. Where the floor is sound and just needs a flat skin, we prime and pour, and the space can be handed back quickly. Larger pours are covered by our commercial screeding page.
