Flat floors for Ely homes before new finishes
A thin floor finish only looks as good as the surface beneath it. LVT and sheet vinyl show every ridge and hollow, and large tiles rock on an uneven base. BS 8204 checks flatness under a 2m straightedge, with SR1 permitting a 3mm gap, SR2 5mm and SR3 10mm. SR1 is what a lot of thin sheet floorings ask for.
In Ely homes, the need usually arises in one of four places. Where an extension meets the original house, two floors laid years apart need blending into one. Where old flooring has been stripped, adhesive residue and damage leave a patchy surface. Where a new-build floor has been snagged, a developer screed may be sound but not flat enough for the finish the owner has chosen. And in older homes, including those from 1945 to 1972, which make up 15% of the city's stock, solid floors can have settled unevenly over the decades.
Before any compound goes down, the base is cleaned, checked for soundness and primed with the right product for it: cement screed, calcium sulphate, concrete and some existing finishes each take a different primer. Choose the wrong one and the compound can lift later. Next the compound is poured and spread, usually 2mm to 10mm deep, though some products allow more.
If the floor needs only a very thin skim, latex screed for thin smoothing may be enough. Where an older Ely floor has failed outright, the sand and cement screed page covers full replacement.
Refits at Lancaster Way Business Park and Ely Gateway
Ely's commercial floors sit mainly on the edge of the city. Lancaster Way Business Park, by the A142, covers around 175 acres of offices, warehouses, laboratories and manufacturing units. Ely Gateway on Angel Drove offers trade counter and warehouse units. When a tenant moves on and a unit is refitted, the floor is often the first thing to deal with.
Offices and laboratories typically need a smooth, flat base for carpet tiles, vinyl or sheet flooring. On a sound slab or screed, compound gets there quickly, and fast drying products keep a Lancaster Way fit-out moving. Trade counters and warehouse areas are different: there, a hard wearing screed or a repair may matter more than a perfect surface.
Compound has limits. Pouring compound deep to disguise a failing floor leads to cracks and debonding, so if a slab is breaking up or well out of level we price a new screed or a concrete floor repair for commercial units instead. Our commercial screeding work covers the larger pours that some refits need.
