Grinding unit floors at Lancaster Way and Ely Gateway
A unit floor that served one tenant rarely suits the next. Lancaster Way Business Park, by the A142, spreads offices, laboratories, warehouses and manufacturing units over around 175 acres, while the Angel Drove site, Ely Gateway, is made up of trade counters and warehouses. Lift the old finish in any of them and the slab underneath tends to carry the marks of its last use: line markings, floor paint, glue from carpet tiles, a crust of laitance, or a raised joint between two pours.
Grinding deals with all of those. The machine runs rotating diamond segments across the surface and cuts it away in thin passes, so a ridge or a high joint comes down to meet the floor around it and a coating is taken back to bare concrete. What is left is clean, open and sound, which is what a primer, levelling compound, a new screed or a resin system laid by another contractor needs to bond to.
Resin and polished concrete are outside the work we take on, and our grinders and diamond tooling are never sold or hired out. Our part is the preparation, carried out by our own team, so the next trade starts on a surface that will hold.
Large open areas or thick coatings may suit shot blasting or scarifying better, both covered under floor preparation services. Where grinding reveals cracks or broken patches, those are dealt with through concrete floor repair before anything goes on top. Bigger new floors for a unit come under commercial screeding.
Ely extensions, garages and dust control
Homes need grinding for smaller reasons. Ely's 1970s to 1990s detached houses are regularly extended, and where the new slab or screed meets the old floor there can be a lip of a few millimetres. Grinding the high side down, then skimming, gives one flat run for tiles or LVT. Garages being brought into use often have a painted or oil-stained concrete floor, and the paint has to come off before anything will stick. When old carpet or vinyl comes up in an older house, hardened adhesive is another common find.
Grinding has limits, though. It takes off local high spots; it cannot correct a floor that falls away across a whole room. In that case we grind the high points and then level or screed, and the Ely floor levelling service explains that second stage. Grinding a screed too hard can also take it below the depth it was designed for, so we measure before cutting.
Dust is the other issue. Concrete, screed and tiles all contain silica, and grinding them produces respirable crystalline silica dust, which is harmful to breathe. Every grinder we run has dust extraction attached, and we seal off the work area and protect adjoining rooms, so the rest of the house or unit stays usable.
