Liquid screed for Ely extensions and new-build floors
Detached houses make up 33% of Ely's homes, and those built between the 1970s and 1990s are regularly extended. Across Ely as a whole, 28% of homes date from 1973 to 1999. An extension on one of these usually opens into a kitchen or family room, giving a wide floor with few obstructions. That is the kind of floor pumped screed suits.
The key is lining up the levels. The new slab is cast lower than the existing floor to leave room for insulation and screed, and the screed's finished height is set to meet the old floor. A self-levelling screed finds its own level from datum points set across the room, so the surface reaches SR1 or SR2 regularity without the ridges a hand-laid floor can leave. Any small mismatch at the threshold is then feathered with compound.
On new builds, such as the homes planned at Orchards Green off the A10, liquid screed suits open-plan ground floors and flats for the same reasons: speed, flatness and full contact with any heating pipes.
Depth follows the build-up. Floated on insulation in an Ely house, allow about 35mm upwards; with heating pipes inside, 25mm minimum on top of them. Ely jobs can use a calcium sulphate or a cement based liquid screed, and the rooms and finishes settle which. For a direct comparison, see liquid versus traditional screed. If the extension will be heated, go to Ely underfloor heating screed.
Pump access in Ely streets and apartment blocks
The screed is mixed off site and pumped by hose from the lorry to the room, so the first question for any Ely job is where the vehicle can park. Newer estates with driveways are straightforward. Houses without off-road parking may need a longer hose run or a permit, so give us the address and any restrictions when you ask for a price.
An upstairs flat is no barrier, since the hose can climb a stairwell or go in through a window. The building's management usually wants to agree the route and protection in advance, and the membrane on an upper floor has to be sealed so no screed escapes through gaps.
After the pour, keep off it for a day or two. Firm underfoot is still far from dry: about a day per millimetre up to 40mm, slower beyond, so the flooring date has to allow for it. The figures are set out in how long screed takes to dry. If your project sits south-east of the city, liquid screed in Soham covers the same service there.
