Grinding shop and racing premises floors in Newmarket
When a unit in the shopping centre on the old Rookery site is stripped for a new tenant, the floor underneath carpet tiles or vinyl is usually covered in old adhesive, with patches of repair mortar and fixings cut off at floor level. New flooring will not bond reliably to any of it. A grinder fitted with diamond segments cuts the surface back in thin passes until clean, sound screed or concrete shows across the whole unit.
The same machine deals with lips and ridges. Where an old shop front was moved or a partition taken out, a raised strip of concrete or mortar often runs across the floor, and grinding it down lets the next layer sit flat.
Racing premises bring their own surfaces. Tack rooms, veterinary areas and offices at training yards and equine hospitals may carry old floor paint or a worn coating that has to come off before anything new is applied. Grinding takes it back to bare concrete with a texture that primers and new coatings can grip. If a resin system is planned, it is applied by a specialist; we prepare the base to their requirements.
Very large areas or thick coatings can be quicker to strip by other methods, and shot blasting and floor preparation covers those.
Once the surface is clean, levelling for shop and office refits can follow to bring it within the flatness the new floor needs.
Where new slab meets old in Newmarket extensions
Homes built in the last three decades of the 20th century are the biggest group in Newmarket, and they are the usual candidates for a rear extension. When the wall between house and extension comes out, the new slab and the old floor seldom meet cleanly. There is often a step of a few millimetres, a ridge of mortar or a raised edge along the old wall line. Grinding takes that down so a thin compound can bridge both floors without a hump.
Semi-detached houses make up 26% of Newmarket's homes, and in many houses the old kitchen or garage floor that becomes part of the new room has paint or adhesive to remove first.
There are limits. Grinding removes local high spots, not slopes. A floor that dips across a whole room needs its highs ground and then compound or screed. Grinding too deep can also leave a screed below its minimum thickness, so we remove only what is needed.
The dust is the main hazard. Concrete and screed contain silica, and cutting them creates a fine silica dust that can be breathed in. We grind only with extraction attached, seal doors to the rest of the house and agree which rooms stay closed.
Grinders and diamond tooling are not for sale or hire from us, and polished concrete is not something we lay.
